dok naman eh sikat na yan sa landslide eh. hahahaha.

Kung baga saan yung area na alam ng mga engineer na not for building structure. Dito kasi quezon city sikat na adobe.

    - - - -

Ito matanong ko na din kay travahans and other engineer and architect, May naencounter na ba kayo or nagawang bahay na walang fix cabinet, kitchen area. Kung baga lahat modular removable lahat. Kung baga lahat ng pader from top to bottom pwede linisin. Wala pagtataguan langgam, butiki, daga.

Floating modular cabinetry is pretty common. This leaves areas under cabinets exposed(w/o legs) & 'moppable'. We've customized a number of day kitchens in all stainless. Most prefer the softer traditional homey look....the seamless stainless counter on wood based cabinetry is the usual compromise. Pic below shows an example of such a counter w/ integral sink mounted on a basic cabinet.

ah so common pala yung kagaya sa hotels. Pero yung nakita ko may paa pa din and mopable ilalim. Wala ng base pag kakabitan buo na talaga. Mas maganda kasi hindi nakadikit sa pader kasi yung awang yan binabahayan ng langgam butiki.

    Parang ganito

    the room is easy.
just tell the architect or whoever, "i want a big, empty room. but put plumbing here, here, and here.. and put exhaust capability here and here."

    then go to the fabricator.
"here's my empty room. here are the dimensions. fabricate me something like what's in my drawings, to fill it with."
they'll probably request a site visit.

    btw,
    "be ready to spend."
as fabrication is usually special order, it will probably cost you.

but my question is, "wala na bang gumagawa ng porcelain surface? hindi ko kasi gusto stainless. it looks so... workplace... so... hospital-y.

Uso din kasi industrial look ngayon. Meron nga din concrete countertop. Personally I like the look of bare concrete walls/ceilings.

Grats, sir. Careful w/ unroofed balconies. Waterproofing service life is finite. Choose a ceiling material that won't be collateral damage by future leaks. There are vinyl & metal ceiling panels. Cemboard & gypsum won't stand a chance. Just my 2cents, sir.

Agree with you bro, waterproofing is a big concern with open balconies.... Even if you're using membrane waterproofing material.... Ours is about 65sqm of open second floor balcony to contend with.....

It's a pain for everyone(the owner, the most) to deal w/ leaks....the damage, the inconvenience & the cost.
Though we've so far had luck w/ measures to not lean on surface applied waterproofing as primary leak defense(by concrete mixture & thickness tweaks), the designers we're blessed to work w/ have always been conscious in efforts to keep slabs away from element exposure.

I feel the same way about balconies sir, I compare it to a treadmill, you use it only for a month and then put it aside.

Hehe true about balconies and how often they are used..... Especially in our climate. But yeah waterproofing will drive you nuts.

Congratz on your new home. Your starter home is the dream home for many already. Hehehe.

My only consolation bro. is that not one of our vehicles is part of the street parking problem in our village...

And they're all under a roof....

Its always depend on the structure
itself weak structures of balcony slab are prone to cracks which causes leaks. Always provide temperature bars for exposed concrete slabs and concrete mix should have good workability.

Thank you. I was choosing between PVC ceilings and gypsum board for the garage. Due to budget constraint, I opted for the latter and will just replace it with PVC when the time comes.
