if you are a land owner, you should secure your property like having fences.. now if "professional squatters" occupy your property you have the option to.. pay them to leave..less hassle for you or your may file an ejectment case in court in Forcible Entry mode where in that case you have 1 year to file upon discovery of forcible entry.. with the court's decision, you will have a writ of execution wherein you will request the court's sheriff to implement to have the squatters leave your property.
if upon discovery you did not file a case say for 2 years, the case you need to file is unlawful detainer.. which in the end will result in the ejectment of the squatter.
Most landowners will opt for the lesser hassle option, kasi any decent citizen would want to minimize any dealings with any government office to prevent headaches and government leeches. Kaya, ayan, instant kita ang mga squatter.

The caretaker just called one day that the then mayor and his cohorts just showed up one day with throngs of squatters (aka. voters) to take over their property (im assuming this has been back in the 1960s-1970s).
