    if you are a land owner, you should secure your property like having fences.. now if "professional squatters" occupy your property you have the option to.. pay them to leave..less hassle for you or your may file an ejectment case in court in Forcible Entry mode where in that case you have 1 year to file upon discovery of forcible entry.. with the court's decision, you will have a writ of execution wherein you will request the court's sheriff to implement to have the squatters leave your property.

    if upon discovery you did not file a case say for 2 years, the case you need to file is unlawful detainer.. which in the end will result in the ejectment of the squatter.

    Most landowners will opt for the lesser hassle option, kasi any decent citizen would want to minimize any dealings with any government office to prevent headaches and government leeches. Kaya, ayan, instant kita ang mga squatter.

    Amend the Lina Law? Nope. What you need is an Anti-Squatter Law.

    even in a gated lot, you know those people will get in.
    its been more than a couple decades, but my family tried getting our lots back but all the hurdles from the ridiculous bureaucracy and the violent squatters just made them give up.

    ganyan ginawa namin dati don sa lupa namin. di naman siya ganon kalaki pero pinayagan namin sila tumira pero babantayan nila yung lupa namin. 1 family lang sila tapos nag-tayo sila ng junk shop. buti na lang di sila pasaway nung sinabihan na silang humanap ng ibang malilipatan coz ico-convert na talyer na yung lupa.

    here's the funny thing about that. i recall my aunt said we had one, but he moved his family in and things snowballed into his other relatives moving in and then they just took over it. its been awhile and now my aunt just hires people her longtime maid knows.

    Ewan ko ba kung anong mentalidad meron mga informal settlers, binibigyan na nga sila relocation ayaw pa nila gusto nila nasa prime location lalo na yung sa north triangle wow gusto nila along EDSA sila, ang swerte nyo naman... pagkamahal mahal ng lupa pag along or near EDSA tabi pa nag mga mall.

    Di ba nila maintindihan talaga na di nila pag aari yun... dont they know the meaning of land title o TITULO sa tagalog.
