First off, if someone is selling you assume balance type of deal, he must not be able to recover previous payments.
Second, he must take a hit on his initial down. If he gave 150k, you should just give him something like 100k and assume the rest of the payments. You're not supposed to pay him for previous payments he made. Kung ganon din lang e di sa brand new ka na.

Matagal ng practice yung "assume balance" na yan. Scan the ads for used cars, madami dun ganun ang gustong terms.
When I was in the market for used cars in 1996, marami din akong nakausap na assume balance ang gustong terms. Most of them said hindi na nila kaya ang monthly payments (due to some misfortune), eh ayaw nilang ma-remata ng banko, kasi sayang naman yung downpayment & paid amortizations nila.
In the end, i got myself a new Sentra.
