    Hi guys! I just stumbled on this thread when I searched on condo buying tips. I was checking if a blog post has been created about it and i didn't expect to find a great thread like this in this car forum. I learned some things here too and i consolidated it on my blog post.     disadvantage ng condo
    1. 50 years lng ang ownership
    2. may association dues average of 100 pesos per sq. sa iba mas mataas pa
    3. bawal mag gasul dapat electric stove lng kaya mahal sa kuryente
    4. rate ng tubig at kuryente ay commercial rate mas mahal cya compare sa residential rate lng sa mga bahay natin
    5. ung ibang ammenities dapat magpamember pa.

    1.50 years pero renewable, condominium corporation yun. for example 50 years na yung condo magkakabotohan yung mga unit owners kung itutuloy pa yung corpo o hinde, pag nanalo yung hinde paghahatian ng mg owners yung proceeds, kung itutuloy then another 50 years.
    2. association dues ng ayala projects nasa more or less P90/sqm high end na yun so yung iba dapat mas mababa.
    3. as for the lutuan Im not sure.
    4. not sure of the kuryente rates also
    5. as for the amenities dapat kung unit owner ka, you have the right to use all amenities.

    and one important thing, before buying a unit ask the developer kung yung kinatitirikan ng project nila is lease lang or binili nila. Pag long term lease lang delikado yun. kasi pag nag expire yung lease nila mapupunta sa lot owner yung project. Talo yung unit owners.

    Buhayin ko lang ang thread mga bro.

    May plans ako na kumuha ng isang condo unit. May nakita ako sa Cubao sa may 20th avenue, Robinson's Escalade. Medyo malapit na kasi ito sa office ko. Aside sa magandang reputation ng Robinson's, wala ako masyado idea about yung area sa 20th avenue? Ample ba water supply?

    umaga or gabi, ma-traffic pa rin

    mukhang ok naman water supply sa area na yan. may kaklase ako before na diyan sa may townhouse nakatira, malakas naman water supply nila. may pumping station sa cubao ang Maynilad, so sa tingin ko walang problema dapat yan.

    1. monthly dues, kailangan matanong mo ung mga tenants kung meron na kasi pag mga agents sasabihin minimal lng pero pag nandun kana magugulat kana

    2. sana may past project sila na condo para malaman mo kung paano nila imaintain ung condo. ung iba kasi napapabayaan

    3. security like for example ung mga condo ng victoria tower nakakatakot walang security sa mga floor at kahit sino pwede umakyat

    4. ung condo ba ay may potential na puro masa ang makakabili kasi ung friend ko nagsisi dahil gusto makatipid ung mga kapit bahay sobrang ingay at parating ang daming bisita parang parating piyesta

    5.expect mo mas mahal ang rate ng kuryente at tubig kasi hindi residential ang category ng mga yan

    6. may katabi bang S.M. residence condominium kasi kung meron ang hirap iresale niyan dahil sigurado mas mura sa s.m.

    sa opinyon ko lng ito, ang pabagbili ng condo ay para kang bumibili ng ford expediton na nakapromo low down payment, 0 interest and easy approval.

    I believe it is high time to invest in a condo

    1. Who is the developer? It has to be reputable

    2. Where is it located? Is it near commercial centers, offices, schools, etc. Your property will appreciate faster if it is in a good location

    3. Your budget. Don't go beyond it.. It will be too risky.. Most condo developers are offering great deals.. I'm with DMCI.. We have pre-selling projects that can easily be acquired. The 20% DP is payable in 38 months at 0% interest

    4. The amenities and lay out. It will be best if the project has a "homey" atmosphere. This is the priority of DMCI. Our projects are homey. More than 65 % of our project is devoted to gardens, patios and amenities

    dati tumingin ako ng condo malapit sa university of santo tomas
    near pacific suite i think its 2million +

    inisip ko ganda investment kasi malapit sa school, ipapa rent ko sana

    kaso nung nagcompute ako ang rent dun dati 15000/ month

    so 2million/15,000per month/ 12months = 11+ years ang returned of investment puhunan pa lng wala pa kita.

    Sir, ok din po to buy pre-selling projects.. Then, sell it after a year or so.. Based on experience po.. Most DMCI projects appreciate every 3 months.. 80K to 100K

    I'm planning to invest as well.. I'm thinking lang po kung where..

    You have suggestions po? I'm considering Taguig, Mandaluyong, QC, Makati-Rockwell areas. Thanks

    ask ko lng once natapos ung condo ng dmci after ilang years mo makukuha ung CCT?
    nakabili kasi ako sa smdc along katipunan, hindi ko sya maibenta kasi wala pa akong title. 3yrs daw bago irelease ung cct

    if nakabili ka ng preselling sa tingin ko kikita ka konti pero ang hirap kasi dapat ung buyer mo cash payment
    sigurado ako bago mabili sayo bibili muna yan ng ibang unit na hulugan.

    As for the CCT, yep. Medyo matagal pero di naman po abot ng 3 years

    In case po I'll invest in a condo unit.. I will not be keeping the unit for a long time (6 months to 1 year lang po).. This is what my friends do.. They earn close to 100K. They make sure they have a good location (fronting amenities, near the clubhouse, etc).

    As for your condo, is it ready for occupancy? Katipunan is a good place

    ung promise sa amin ng smdc nung bumibili pa lng kmi, this december 2010.
    pero nung tinatanong ko na sya sabi ng office madedelay daw ng 2 months.
    sa berkeley kami nakabili.

    balak ko siya ibenta kasi nakabili ako ng lupa and magpapatayo ako ng house this coming year. kaya ako bumili condo dati kasi investment sana kaso ang hirap ibenta kasi sa dami ng condo na nagtatayuan, ang dami pa promo nung mga bago.

    try mo kaya tumingin ng mga house and lot sa may bandang santa rosa mura pa yata dun. sa house and lot for sure habang tumatagal lalong lumalaki kita

    Imo if your buying a condo for investment, buy a unit located in a place where buying a house and lot or townhouse would be very expensive, for example a condo in tandang sora 3.5m~4m ang 3br, ang dami malapit sa area niya na same price na townhouse may garahe pa, kaya pag binenta mo ang dami mo kumpetensiya. Now kung titirhan naman and for ease of maintenance or ideal namanang location yhen ok din ang condo.

    If your looking for a condo or a property to purchase always determine first the price range, if you already have, dapat at least 30% ng value niya ready na sa bank for cash out. Then thats the time to look for your preferred locationand developer.
