    Some tips that prospective buyers don't usually check:

    1. Check the Master Deed and Declaration of Restrictions regarding:

    - project description, if it conforms with the condominium project
    - use and maintenance of amenities and common areas

    2. If buying from a developer, check the License to Sell issued by the HLURB

    3. Inquire from the Property Manager regarding the frequency of inspection of common areas, repairs or replacement of fixtures, lightbulbs, etc.

    4. House Rules and Regulations regarding guests, move-in, move-out, parking, etc.

    5. If already constituted, check the Articles of Incorporation and By-Laws of the Condo Corp. for your rights as a member.

    It would do the prospective buyer well to try and drive to and from the condo during rush hour so you'll have an idea of how it'll affect your travel time to and from work.

    If ever bumili ako ng condo, siguro for investment purposes or ipapa-rent ko na lang. Kasi, mahirap ang parking and I don't think I could afford to pay extra to buy parking space.

    Daming magandang tips pala dito. I learned a lot.

    very informative ang thread na ito. keep it comming. i too have plans of buying a condo kaso di ko kaya presyo ng parking lot. yung mg tips, very helpful. i never thought of that nung tumitingin ako ng condo.

    kaya ko naisipang tignan yung sa cambridge village kasi mura sya at kasama na yung parking space. meron daw parking area for tenants. although i still need to check the area kasi mukhang hindi maganda ang feedback ng mga tsikoteers sa location ng cambridge vill. pero its worth checking kasi mura sya. kelangan pa ring i-reasearch yung developer

    sa tingin ko meron ibang pwedeng pagdalan ng pera na mas mabilis at malaki ang return kesa bibili ng condo unit tas papa-rent lang.

    ang kagandahan lang nang condo living eh you don't have to travel far and long just to get to and from the office.. may mga bagong condo na rin na halos connected na sa MRT stations, so going to work without a car is now possible.

    with regards to the price.. may mga condo naman ngayon na nag o offer nang magagandang payment terms.. like 4 years 0% for the 30% downpayment.. tapos the 70% you could loan sa bank (including parking space).. mababa na rin interest nang banks ngayon.. it can go as loas as 8.9% p.a. (BDO) for 5 to 10 years loan.. mababa pa nga rates nang banks kesa sa Pag-ibig.

    Check nyo lang mabuti kasi minsan hindi nila sinasama sa computation yung mga babayaran pag i tu turnover na yung unit.. like doc stamp, transfer tax, etc., usually mga 4% to 5% of the condo price yan.. so kung ang condo mo eh mga 3M, eh mga 120T to 150T din yan out of pocket expense pag turn over..

    Condo units 2M and below are exempted from VAT. BTO or BYO Condo Units naman are cheaper kasi ni eliminate na yung middle man, yung developer na rin yung architects, so mga 30% to 40% cheaper daw, plus VAT free din.

    Check out BTO projects sa BGC from GW Architects, they are now on their 6th BTO project - from Penhurst, Kensington, Grand Hamptons 1, Grand Hamptons 2, Sapphire Residences and now Blue Sapphire, and a possible 7th project on the drawing board. I've seen their projects and pulido din sila mag deliver... and talagang mas mura compare to other condo units in the BGC area.

    Maraming tips at kaalaman na nakapost dito...pero in the end it will boil down to the buyer's budget. Sa ngayon kasi siksikan na sa mga prime areas like makati,Malate area and ortigas, kung meron pang natitirang magandang location napakamahal naman. Kaya minsan kahit di na masyado prime pwede na. Tulad sa Pasig area dami nagsusulputan hindi nga gitna ng aksiyon pero malapit din. Sa presyo naman malayo, kaya tendency ng mga buyer ok na rin.

    Sa santolan Pasig area meron jan max P700k lang studio hanggan P1.3M for 3 br. Sa Prime location pag 3 br automatic P3M pataas.

    depende sa size yan.. 3BR loft (40 sqm) sa GA Tower 2 eh nasa 1.5M yata.. along edsa boni pa yun..
