Lots in prime areas are generally hard to find now. I'm trying to find a lot to subdivide and convert into townhouses in either Muntinlupa or Paranaque.
Found an affordable one but the biggest downside is its proximity to Bilibid.

Isn't 3% the standard commission for large value properties? But how does one define large value?

Pero we stand by 3%, ang taas naman ng 100M threshold. Paano naman properties below 50M?!?

You know what's funny? That's my Kuya na broker. He'll get a share from the sale (inheritance) on top of the broker's fee. We're family naman bakit 5% pa, and he told my Lola before pa na we have our lawyers naman daw so he doesn't want to get involved. Tapos ngayon mag involve siya taas pa ng fee haha
