    DI is dealer's incentive Bigger demand, bigger DI. Try dealer hopping, nag vavary yan with every ahente you speak with haha

    I forgot about CMF though sorry! Try asking the bank for CMF cost since nakalimutan ko na pano i compute. Should'nt be more than 10k though for the Mirage. So cash out mo should be around 150k. Try to haggle nga for free LTO and TPL bibigay yan ng desperadong ahente na gusto mag quota

    Free sa BPI 1 yr., insurance BUT nakatali ka sa kanila sa insurance during the duration of your loan, meaning auto renew ka sa BPI/MS... di ko lang natanung kahapon kung magkano yung premium ng insurance nila coz im planning to get a Vios 1.3E A/T.

    to sum it up (just correct nalang kung may kulang),
    1. bank loan is better (given lower interest rates)
    2. haggle for freebies!!! salamat sir boytsiks sa pukpok ulo hahaha! ^_^
    3. there are other charges aside from the 20% down (roughly add additional 40k for this... yung DI, CM, etc.)

    so with our example:
    mitsubishi mirage 588k, mga 115k ang down, but with other costs around 150k (as stated by sir manilamako)
    haaay! go go go lang! maraming salamat mga sirs!

    got a quotation from bank and in house for innova g mt,

    price is 1,103,000 for MT * 60 mos.
    (inhouse - bank)
    d/p 275,000 - 275,000
    insurance Free - Free
    LTO Free - Free
    Chattel Free - 23,000+

    M/A 18,473 - 17,872

    pero since sa bank babayaran yung chattel, (not sure kung pwede nila ilibre) kakarga sya dun cost of ownership mo
    nilagay ko sa for 60 months * Php 383/mo. total ng bank M/A is Php 18,255, mababa lang ng 200+ against in house.

    tama po ba ang compute ko?

    usual freebies for bank and with other additional freebies naman sa in -house

    ^ if ok lang sayo na mag labas ng extra 23k now. I'll go with the bank. I would rather have a lower monthly kahit 200 petot lang.

    Sang bank yan sir? 29.51% interest rate in 5 yrs? Medyo mataas. Try mo sa ibang banks. CM medyo mataas, in my case, mas mataas dyan ang loan amount ko pero mas mababa sa 23k ang chattel mortgage ako.

    I have a question lang. I think kasi never nako maaprovan ng bank loan so i never tried it yet.

    i have 2 Credit cards that has been closed due to non payment Metrobank and RCBC... nawalan kasi ako ng trabaho then all i got left was those credit cards to feed me while looking for a new job so nag max out na sila, and apparently sa real estate pa ako napunta which breaks all their promises like in my case they told me they will send me to abroad pero out of the blue wala nangyari syempre which i stayed there for 10months at 12k per month na sweldo, commissions are given 3-5 months after which is why hindi ko na talaga nabayaran pa mga debts ko.

    now here are my questions.
    1. in my case is it still possible to get approved for a bank loan? feeling ko pag CI palang reject agad because of my debts.
    2. if i paid my debts, would it make any difference sa CI? kasi bayaran ko or hindi i still have a history of non payment.

    3. right now i am working as a broker, 3 months palang, 20k basic with unstable commissions, 8k 9k 11k, 40k 65k 17k -thats in 3 months time lang,
    is there a chance to be approved taking to consider ang gusto ko lang na monthly payment is less than 10k per month lang? all expenses ko siguro bahay + utilities is 10k
    4. also to back me up of the payment i can also register my sister which is a lawyer if ever mahirapan ako magbayad she will back me up.
    5. on my case, saan bank kaya may chance maaprove ang loan? good for 2nd hand units, and im willing to pay 40% down payment

    mga sirs, ask ko lang po kasi approved na kami sa bank loan ang problema ko lang eh yung sa application form meron clause dun sa spouse na pipirma nasabi ko na nasa canada sya working ang need daw nila ng SPA para sa spouse ko, pwede kayang wala na yun? ang layo kasi ng consulate sa location ng wife ko

    for me sir mukhang mahirap po kayo kung guaranteed income mo lang is around 10k pataas kasi ung commission po hindi nmn cya fix although sure nmn in a month eh makakabenta po kayo ,
    or baka mas maganda sir ung sister nyo po ang mag loan then kayo gagamit ng car at magbayad,which is gnun din po ginawa namin ng kapatid ko ako nag loan pero cya nagbabayad.

    Question 2: Kung hindi pa fully paid at gusto kong ibenta, any idea kung anong docs ang kailangan ko from bank para matransfer sa new owner yung monthly fee at amortization?

    Sir, kailangan po talanga ng SPA lalo na po sa ganyang mga bank loans, kaya po dapat talaga always ready po yan.

    I'm curious about the dealer's incentive. Lahat ba ganito? We went to the C5 casas and none of the agents in any of them mentioned the DI. All my inquiries sa mga casa are for cash purchase.

Bale kasi nagapply ako sa bpi ng car loan, tapos ang sabi sakin may active approved applicarion ako di pa daw ako pwede paapprove uli. Tapos yun pla yung pinaaprovan ng car dealer sa inhouse. Ang tanong ko, pwede ko ba gamitin yung approved loan ko pang-PO? Salamat sa sasagot

    Pede pero interest rate ng inhouse financing ang mag aapply.
