    just recently aquired a 2/yo isuzu... company owned so the "deed of sale" was signed by company representative with "secretary's certificate"...

    1) the vehicle CR was 'encumbered' in NAGA CITY, Camrines Sur (lto dist office) via ORIX METRO LEASING-FINANCE CORP of MAKATI since the unit
    was paid for... a "release paper" was issued by ORIX.. i was told i still need to
    clear some paperworks at "makati city registry of deeds" and pay other charges as mandated by city of makati...
    (any step/idea in where to start is very much appriciated..)

    2) and since the encumbership was made in NAGA CITY LTO dist office
    i needed to cancel it there (personally)? whew...expencess???
    cant it be cancelled at LTO pilot/head office and transfered within?

    3) PNP-TMG pasig clearing be valid in naga (rigional-5) or must i present the
    said vehicle in naga for another inspection???

    this is something a buyer should really think of...

    yes, you should bring the release papers to the registry of deeds, then they will give you a document which you will submit to the LTO to give you a new CR without the 'encumbered' print. when i did this myself a few years ago, i was not asked to get a clearance from TMG.

    now, i just let the bank do work when the car is fully paid. hassle yung ang daming pupuntahan at pipilahan.
