    I shared in this forum sometime ago a homeowner (or probably just a tenant) who works for the PNP who parks his/her old toyota corolla anywhere inside the condo and shamelessly displays his police uniform by the window.

    Then the home owners should run the place not anymore the developer. If developer keep's running the show, you are at their mercy yet they don't have anything in there. They rake the profit of the units whne they sold it yet they continue to rake profit from the dues.

    Medyo kakaiba tong experience ko. We have a garage na kasya ang 5 cars. Pahaba ang design ng garage namin. We have 2 sedans and 2 SUVs. Tapos recently lang I bought a 2016 Ford Ranger. Pagkakuha ko sa casa eh excited akong umuwi ng bahay para himas himasin yung kumikinang na pintura hehe. Boom! Hindi kasya sa garahe namen! Sa sobrang lapad eh halos sumagad from gilid to gilid. So ang kinalabasan eh sa street namin tuloy naka park. Fortunately, nasa office ako buong araw. So pag uwi ko sa gabi saka ko lang ipinapark sa harap ng gate namin. Kaso medyo delikado kasi baka mapag tripan sa madaling araw. Baka meron din kayo ma-recommend na parking space/slot na pwede ko i-rent sa Mandaluyong preferably sa Plainview or Barangka?

    Let's see. Were there any new developments that would change my mind? Nah. I would still prefer to commute.

    I contacted some of my kin there via FB and asked the same question. Most of them can afford cars now. But, they still commute (except for a cousin who lives in Subic). They still live in houses that are accessible by tiny alleys too narrow for anything but a bicycle.

    Why worry about parking, vandalism, and theft by keeping a car parked on Manila streets? Less things to worry about and greater peace of mind.

    Perhaps, if I lived in a gated community (eg Philamlife Village).

    Gagoh din kasi ito mga gumagawa ng townhouse, condo.

    Example sa new manila. Ang dami ginagawa townhouse pinakamura 25 million pesos ata tapos dadalawa parking lot. Tapos side by side yung style ng townhouse. Anak ng timawa sobrang pagtitipid yun.

    Dapat ang mga bahay meron at least 5 minimum parking slots. Including gated village. Why 5? Kasi kunyari dalawa or tatlo kotse mo eh maaliwalas pa din dahil meron allowance.

    Sa village na lang pagkalalaki ng bahay tapos yung paradahan dadalawa!!!! Eh anim yung kotse.

    Ang napansin ko ngayon lalo na mga townhouse developer "kulob style side by side" Meron pa ba hangin umiikot jan?

    Kung meron ako mga 20billion pesos bilhin ko buong new manila. Tapos gawin ko recreational/nature park. Non-profit. Para naman meron napupuntahan dito sa city na pwede ka magrelax while on a rocking chair sipping oolong tea.

    hindi naman poh sila gagoh.. they're just maximizing on their investment. every other investor would probably do the same.
    in my neighborhood, i'd be happy with one-house-one-functioning garage policy.
    in my neighborhood, most of the garages have been converted into salas or bodegas or other activity areas. their cars are parked on the roads. it is very difficult for other motorists to drive thru these roads.
    i am confident that if government starts hataking these vehicles parked on the road, traffic "thru my neighborhood" would significantly improve and decongest the nearby "mainer" roads.

    Doc why don't you move out? I would die from stress if I had neighbors like that. I can't imagine being inconvenienced on a DAILY basis

    i was born here. damn if i won't die here. (cliche cliche...)
    many years ago, mmda cleaned up the road here, and for a while, it was a joy to drive thru it again. i wish they would do it again.
    besides, our place here is ideal. we can go north or south, easily.

    You do realize the cost of land in Manila? Setting aside extra space for parking means you will be losing millions in profit on unit sales.

    If people are willing to buy townhouses/condos with limited parking... great. If they're willing to pay extra for that parking slot, even better.

    Subdivisions, that's a different matter. It makes sense to plan for extra parking, or at least mandate space and a setback for a two car garage for larger lots. (most newer subdivisions already do this) A five-car garage is kind of OA.

    Ang pagbalik ng comeback...
