Probably differences in thermal expansion between dissimilar materials. The hot sun dries out the sealant. The movement between the skylight and the roof breaks it off.

Our ceiling is kinda thin and I can hear the long spans snapping as the temps rose last summer. Not worried about leaks that much though since it's fairly new. Problem is the balcony door and windows are not weather proof and water gets in when the wind is strong.

try installing under-door weatherstrips.

we have a big punong mangga in front. it kinda weakens the wind...

if you have access to your alulod, you can make quick fix using vulcaseal or its competitors.
use nitrile gloves to keep your skin vulcaseal-free. not latex gloves; these melt on contact with vulcaseal.

if you know your way around a car, you can certainly do vulcaseal fix.
it's one of the first things i learned to do on my first used car purchase.

Can I apply it from the outside? I'm unable to climb sa roof e. I assume may vulcaseal sa shoppee

for small segments, may i recommend,
don't use vulcaseal sparingly like superglue.
lather it on very liberally, like cake icing.
but clean the surfaces first.

Our dirty kitchen is also skylight, super init pag tanghali, but it took years before nag leak. Fat lab is not happy because that is her territory hehehe

Sliding. The same type of windows that almost blew out of the 15th floor condo unit we stayed in after we graduated. Took three of us to wrestle the infernal thing back into position.

For now I make do with old shirts stuffed into the crevices. So far so good.

if you can first remove the rust, do so. the vulcaseal will then stick better.
but if removing the rust will make the hole bigger... i can't say it. it will have to be a judgement call on your part.

if it can be reached comfortably, it can be vulcasealed.
i use tongue depressors, and throw away afterward. hassle kung dapat linisin afterward, eh.

vulcaseal won't last long, if it has to work against a weight or tearing pressure. be sure the parts to be sealed are naturally flat against each other. use screws or bolts if necessary.
if i can, i apply to both surfaces, in and out. otherwise, i apply liberally to the surface i can apply to.
if the hole is big, i first stick on some tape to the positive-pressure side (or to both sides!), to completely cover the hole. then i lather on the vulcaseal on both sides, like cake icing.

for skylights, apply very liberally like cake icing, on the outside (yung nababasang surface).

as a final word,
vulcasealing is a temporary fix.
have a more decent repair done later.
