    living with parents din..

    hiwalay na parents ko kaya nanay ko na lang ang kasama namen sa bahay tsaka mga kapatid ko.. yung tatay ko bumalik sa bahay nila.. dalawa kami ng sister ko na may sarili ng pamilya.. yung isa naman may trabaho na pero pinabalik din dito sa bahay.. mas gusto kasi ng tatay ko na dumito kami lahat.. nagbibigay sya ng konting pang-grocery at pamalengke namen.. sagot din nya ang mga utilities (water, electricity, phone, maids salaries) .. buti na lang mabait tatay ko na kahit may idad na kame magkakapatid, medyo spoiled pa din kami sa kanya .. yun nga palang cable tsaka broadband internet sinagot na namen ni hubby..

    gaya nga ng sabi ng iba, ok na din pansamantala ang ganitong set-up lalo na't nagsisimula pa lang kami ni hubby & baby.. mabilis kami makaka-ipon ng pampagawa ng bahay.. na may pool din syempre :laughbounce:..

    we also though about putting a pool sa bahay nun nagpagawa kami, we still have at least 100+ sq mtr left sa lot namin..kaso naisip ko lang na mahirap maintenance, and additional costs and meron naman club sa subdivision namin pwede na doon mag swimming paminsan-minsan....

    question lang sa mga nakatira sa in laws/parents, hinde ba nahihirapan mga husband/wife niyo?

    I mean, kung sa parents ng lalaki titira, kawawa naman yun wife dahil she can't be the queen dahil andoon ang mother -in-law......and siyempre and masusunod is yun nanay ng lalake dahil bahay niya yun...

    nung binata pa ako kumuha me ng low cost housing sa pag-ibig. sakto na turn over sa akin yung property nung magpakasal kami ni misis, nirenovate na lang namin at hanggang ngayon dun pa rin kame nakatira, nakabili din kami ng mas malaking lote pero di pa namin napapatayuan ng bahay, ipon mode muna kame, kakakuha lang kase namin ng bagong car.pero parang ayaw lumipat ni misis sa ibang lugar maganda kase samahan ng mga kapitbahay namin.

    Kami rin sa subdivision may common pool for the residents to use, it is large enough but then our initial concern was that the pool may not be as clean as we think it is, being a public one at that.

    As of now, we are only planning on a small one bale just enough para sa amin and some occasional guests. Mas mura daw if marble dust lang ang gagamitin instead of the common tiles na mahirap matanggal ang libag found sa grout.

    i have trouble believing that real estate is a loss of money even in the RP. yes, it's a pain shelling out money often for mortgage payments, repairs, taxes, improvements, and all of that stuff, but over the long run the value of the home almost always appreciates more than the money you put into it.

    my parents had a house in Pasig City that appreciated more than 10 times (!!) in 15 years. my current house in Florida has appreciated about 50-60% in 3 years (and that's even in a down market!)

    i agree.. any real estate property is not a liability.. tingnan nyo lang prices nang properties ngayon.. sa Manila.. lots go for Php20,000 to Php30,000 per sqm.. kaya sa lupa pa lang milyon na..

    we rented an apartment for 5 years 2000 to 2005.. then was able to get a condo via pag-ibig in 2003 (70% loan sa pag-ibig).. moved in last 2006.. still paying for it.. medyo iniklian ko lang ang payment.. 7 years..pero malaki ang monthly.. the price of the unit has already doubled.. so sulit na rin.. problema lang eh mas mataas na interest nang pag-ibig compared sa other banks.. tapos hindi naman pwede ipa refinance..

    talaga? balak ko pa naman mag loan sa pag ibig. di ba dapat lower ang interest nila? anong banks ang mas mababa?

    We're still living at my mom's house (deceased na kasi father ko way back 93 pa). After marriage (Dec 2001), dito na kami tumira ng wife ko. Kasi inisip namin, kailangang mag-ipon muna para makapagpagawa ng sariling bahay. Kesa mangupahan, at least we save a lot. At a minimum of P15k rental, kasama na food and utilities, we saved at least 1M na. Sagot lang namin right now is electricity plus we do the groceries every now and then.

    Pero yun nga lang, hindi mapakali si misis. Parating nasa kuwarto, ayaw masyado makihalubilo sa ermats ko at mga kapatid. Bihira lang lumabas ng kuwarto kasi nahihiya daw. To he point na she foregoes either breakfast or lunch on weekends, kasi may tao sa sala. Ayoko namang umupa kasi comfort zone ko na itong bahay na nakalakihan ko, aside from the cost implications.

    Lately, nag-iiyak na. Hindi na raw niya kayang hindi kami nakabukod. Kaya napilitan na tuloy kaming bumili ng condo unit, and we found one sa Manhattan Garden City sa Araneta Center Cubao. Pre-selling, kaya medyo mura, tapos 0% interest spread over 5 years yung 50% of the unit cost. Turn-over is by 2011 pa, kaya konting tiis pa rin.

    Downside is halos walang natitira sa sweldo namin. Pero at least nakikita namin kung saan napupunta yung pinaghirapang pagbabanat-buto.

    depende sa i loan mo.. yung sinasabi ko eh yung maximum na 2M na loanable sa Pag-ibig.. 11.5% na interest for first 5 years.. tapos after that 13.5% na..

    sa ibang banks.. try mo BPI, BDO, MetroBank, halos lahat nang banks.. nasa 9% to 10% na lang ang rates..

    yung loan ko sa pag-ibig.. 12% pa nga yun.. tapos after 5 years, 14% na..

    under construction palang ang pera ko.
    nag-iipon pa din ng kayamanan.
    hirap talaga ng buhay. di sapat ang work kaya im doin other business like our shirts.

    ahh ok. i was really set on getting a loan thru pagibig but after knowing this it looks like i need to shop around for bank housing loans...

    One good thing about Pag-IBIG though is medyo mabait sila compared to other banks. Madalas pa silang mag-condone ng penalties at magpa-amnesty sa mga delinquent borrowers.

    Yung ibang banko kasi, mabilis sa hatakan.

    yan ang isang maganda sa pag-ibig.. hindi sila masyadong strict compared sa banks..

    kaso yan din ang medyo panget.. malimit magbigay nang amnesties.. don sa mga deliquen borrowers.. pero yung mga up to date na borrowers.. hindi naman binibigyan nang discounts.. tapos nagbaba sila nang rates... di naman covered yung may existing loans..

    We're still renting kaya lang lumiliit na rin space with the 2 kids growing fast, so me and the wife are looking at getting a townhouse. We're eyeing one, and hopefully, God-willing, matuloy. Yes, townhouse na lang (muna) para makakuha kami ng malapit talaga sa workplace namin. We could opt to get a bigger single detached house and lot for same price, kaya lang malalayo na. Out of budget na yong H&L closer to work. So a townhouse is a better compromise for now. Sayang kasi time spent on commuting to/from work, might as well spend it with the babies(bago umalis at pagdating sa bahay) habang they still are eager to play with us parents.

    we own a two bedroom and one TB townhouse that my wife and I got 10 years ago, when we still do not have a kid. before, it was really enough for both of us, malaki pa nga eh.

    now that my kid is seven and with a househelp, it seems na naliliitan na kami. for one, our kid would need a separate area for himself, and we need a separate area for our maid. i really do not want her sleeping on the sofa at night.

    we already paid for the townhouse unit three years ago. and now we are trying to sell it. after selling, probably rent muna a spacious one (i really do not care if it is still a townhouse or not, as long as the space is there), and probably buy something in which we can retire later.

    what we are after is the location para hindi malayo sa school nung bata. ayaw na rin kasi nyang lumipat ng school eh.

    Got our house as a wedding gift also (well, the said house is already earmarked for me as my "mana "years ago). Just a humble 4BR 1TB 2CG bungalow in a corner lot somewhere in Bulacan.

    Just before the wedding we had the house refreshed (new tiles, paint, new bathroom & kitchen fixtures, gate, wall, roof, tore down the dilapidated store, etc.). Looks really nice now as compared to what it looked before when we were renting it out.

    Though it's a bit far from where we work (me in Ortigas, kumander in Makati) but IMO it's worth it especially on weekends.

    For now, the house is more than enough for us, with the master bedroom for us, another small for the househelp, a guest room (also acting as my dressing room - haha), and the last room as a mini stock/plantsahan/shoe room.

    We are also thinking about adding another T&B (with a tub - haha) adjacent to our bedroom. Though we plan to tear it down a few years down the road since it's already an old house (20 years old and more I think). We'd like something like this in the future:

    Oh yeah, a MUST talaga yong more than 1 T&B. At least 2 BR + 1 maid's room.

    Lalo na pag may mga bata na, pag may nagkasakit anyone from the household, mahirap i-'quarantine' pag maliit lang yong bahay at 2 BR lang.

    we are currently renting an apartment for 3.5K a month. 2-storey, 3 bedrooms, 2 comfort rooms, a wash area. office housing ng wife ko. but i am still waiting for myself to be eligible to our office's housing. less than 1K monthly for a house i think.

    we are still planning to get a house of our own. we are going to see a house and lot this weekend. we'll see. wala pa kami ipon masyado eh so ndi pa talaga sure.
