    sa kahirapan ng buhay sa pinas, mas malamang madami pa yong mga nagrerent ng bahay or mga mag asawa na nakatira pa sa mga magulang.

    tanong kolang, kailan ka nagkaroon ng sarili mong bahay or kailan ang target date mo na magkaron ng sarili?

    Kasama ba bahay sa province? Ako unang bahay ko (sarili) yung sa province namin. Year 1994 natapos. Then early next year, lilipat na kami sa bahay namin, sa Cavite (sa wakas! ). Finishing na lang at bili ng mga bagong gamit. Sa ngayon,upa muna kami, habang hinihintay namin yung bagong bahay matapos.

    Well, I used to work in bataan. So instead of renting, I got myself a low cost housing unit. That was when I was bachelor till I got married. Now wla na nakatira dun since I am working overseas already.

    Family now is living with my in-laws. Was planning to get a proper House for the family..but..then I am having trouble where to get one. I do not know where since I do not know where I will settle or work after my overseas stint.

    Kaya for the meantime, kumuha na lang muna ako ng condo sa QC. para may pwede tirhan when in manila.

    Noong 1992 ang una kong nakabiling bahay as my primary dwelling. Mura pa noon by that time bahay pero may kamahalan ang interest. Then I bought another one in 1996 using my equity from the first one at yon naman ang penarerentahan ko. Yan lang ang lifetime savings namin dahil 65 percent ang buong sueldo namin ay napupunta sa mortgage payment and insurance the rest ay sa kotse, credit card, house utilities, groceries, gas, kids allowances lahat naka patung yan sa balikat.

    Mine still under construction but my wife and kids already used the finished ground floor while continue ang construction ng second floor. No choice kasi may nag aaral na. This is my first house and lot from working abroad for 3 years.

    nakapagpundar na rin kami nung 1995... pinaparentahan na muna namin hanggat nasa labas kami ng bansa...

    ako nagrerent kami ng aking asawa.... nakakatawa nga eh! sa dinami-dami namin lote saka bahay na pwede matuluyan, eto nagrerenta kami. by december siguro after ma-renovate yun nabiling bahay baka lipat na kami dun.

    hopefully ma-renovate ko rin yun iba pang properties at maconvert to bldgs and apartments

    Buti nalang na-search ko to before I made a new thread about houses.

    Kami po malapit na po kaming lumipat sa aming new house after 4 years of living with the in-laws. Sa awa ng Diyos mga November makakalipat na kami .

    Baka meron po ditong mga advice on what to do before transferring like a bit of Feng Shui or mga "lihi" daw sabi ng mga matatanda. Like spreading some salt daw on the house grounds to ward off evil spirits (or tax collectors hehehe).

    Just a question na rin sa mga meron ng sariling bahay.
    Is it mortgaged? Or is it payed off?

    Is it better to take advantage of bank loans, para magamit mo yung extra cash for some other investment?

    Kasi di ba..Houses or Real Estate is somewhat a Liability (takes money out of your pocket) ..instead of an Asset (Brings money to your pocket).

    Same here Sir, actually ang bank pa ang namilit na mag loan kami sa kanila. Pero ang hiniram ko lang is 1/4 sa total na halaga ng bahay. Save ko iba money para sa new appliances. Hopefully by December complete na ang house and ready for the blessing pag uwi ko.

    Hindi ako masyado nag apply ng kung anu mang pamahiin maliban sa alam ko. Dapat daw nakaharap sa sunrise ang main door, at pag lilipat ka na sa bahay, dapat daw sa umaga at ang unang ipinapasok sa house ay ang rice, water and salt. Sabi din ng parents ko so sinunod ko na, wala naman mawawala eh

    Ako naman, I live with my parents since I am the only child, but I got myself a 78sq. meter, 1 bedroom condo with parking in Rockwell last 2002 with a zero intererest up to the time of the turn over in the middle of 2005. Sometimes I use it and sometimes I still go back to the house. Sa mahal ng association fees, common area taxes, insurance, etc., I decided to sell it.

    Fortunately, after putting it up in the market, in just two days it was sold! No kidding! A prospective client visited the place and on the next day he brought his relatives and then on the third day, gave me already his 10% earnest money! Kahit ako hindi makapaniwala!

    Am planning to get another condo just beside the building where I have my unit tapos I will put it up on sale again! Maganda rin yung mag buy and sell lalu na kapag maganda ang location ng condo or even a house kase ang resale value nag aapreciate every year!

    Dito sa U.S ang Real Estate ay investment. True that is also a liability that 50 percent or more out of our net income will goes to our mortgage. I bought my very first house back in 92 for $95,000 for 30 yrs loan and the appraised value now is $687,000. The other one I bought it 96 for $120,000 30 yrs loan also and now valued a $540,000 and this a rental house. My monthly mortgage is $1,120.00 and monthly rent is $2,200 with a positive return of 98 percent.

    our current house is the old house of my in-laws at nabili namin ng bargain price.. hehe.. pinarenovate ko na lang unti-unti..

    may plan na sana magpagawa ng new house this year but something came up kaya medyo nadelay ng konti. but definitely next year, we'll be celebrating christmas in our new home...

    i agree.. any real estate property is not a liability.. tingnan nyo lang prices nang properties ngayon.. sa Manila.. lots go for Php20,000 to Php30,000 per sqm.. kaya sa lupa pa lang milyon na..

    we rented an apartment for 5 years 2000 to 2005.. then was able to get a condo via pag-ibig in 2003 (70% loan sa pag-ibig).. moved in last 2006.. still paying for it.. medyo iniklian ko lang ang payment.. 7 years..pero malaki ang monthly.. the price of the unit has already doubled.. so sulit na rin.. problema lang eh mas mataas na interest nang pag-ibig compared sa other banks.. tapos hindi naman pwede ipa refinance..

    talaga? balak ko pa naman mag loan sa pag ibig. di ba dapat lower ang interest nila? anong banks ang mas mababa?

    depende sa i loan mo.. yung sinasabi ko eh yung maximum na 2M na loanable sa Pag-ibig.. 11.5% na interest for first 5 years.. tapos after that 13.5% na..

    sa ibang banks.. try mo BPI, BDO, MetroBank, halos lahat nang banks.. nasa 9% to 10% na lang ang rates..

    yung loan ko sa pag-ibig.. 12% pa nga yun.. tapos after 5 years, 14% na..

    under construction palang ang pera ko.
    nag-iipon pa din ng kayamanan.
    hirap talaga ng buhay. di sapat ang work kaya im doin other business like our shirts.
