    in the generations past, it was de rigueur to have two gates. one for the marsters, and one for the colored workers.

    i know of a few friends, classmates, relatives, with two gates on their property.
    in ALL instances, one gate has rusted such, that one may not readily open it anymore. "pag binuksan po namin yan, ay tuluyan nang babagsak. kalawang na lang po ang humahawak niyan."
    so, while it may seem romantic to have two gates...
    a rear gate would be nice, the so-called 'escape door'. but it is uncommon to have one's property straddle two streets, thus granting one, two residential addresses.

    dalawa lang ang kilala kong may dalawang fully-functioning gates sa property nila.
    yung isa, their driveway is built in such a way that one may enter on the right, and has no choice but the left gate as the exit.
    the other one, has delivery vehicles going in and out on a regular basis. it was decided that these vehicles get their own gate, so as not to inconvenience the marster who lives in the same big compound. the marster uses the other gate, which is nearer the marster's building.

    Not vast naman doc. That's the issue with our house. Yung mango tree kasi na damage yung isang gate kaya na misalign hanggang kinalawang na so now it's permanently closed.

    Yung house na may drop off din ang gusto ko! That's for larger houses though. I guess the usual is one gate yung main and the second is for the garage with more parking space

    Through lots are uncommon pero gusto ko din yan aside from corner and dead end na corner pa

    You should have at least a 700 sqm lot before thinking about two gates and a dropoff. Possible with 400 sqm but it looks silly unless its a corner lot to be honest. Unless your two gates have two cars each in a non-tandem layout.

    You can get one in a place like Westgrove with lots of Cul-De-Sacs

    Most "middle class" citizens like yourself can always afford a property that can accommodate 2 gates ...

    I'm impressed huh! My Tita's lot is on the higher 600s but one gate single file 2 cars. The other gate yung 2 cars side by side but dunno the total. And yes yung BFF ko na nasa 400 ata corner lot!

    That's called a cul de sac pala. I like that lot kasi it's like the dead end part is extra parking and it gives more privacy

    we have only one gate, have several cars, and our driveway is very long.
    i play tetris every time i have to get my coding car at the dulo.
    we choose our cars, prefering those with bright rear back-up lights.
    and our pruning shears are always sharp. those overgrown leaves wreak havoc on the car's proximity alarms, kasi.

    Yan mahirap doc. Sa Lola ko I think 8 or 10 cars in total 2 side by side x 4/5. Not sure. I remember she mentioned the parking is 150 sq m. Yung nasa dulo pinapa andar na lang, di na ginagamit lol. I hope yours is not single file [emoji15]

    it is single file, with two side garages to tetris into.
    to get my coding car at the innermost,
    i have to get into and drive the four cars, seven times total.

    nope. single file all. the two side garages have the cars at 90 degrees to the driveway.
    it's not so bad, if it's only wigoes and stuff we have in there.
    but as we have innovae and similar-size recent-model altii...

    fortunately, during working days, someone (not me) drives off very early in the morning. that leaves me with a mere three cars to play with. very manageable.
    most of the time, the car i will use is already in place, ready to be driven away. pa-atras lang nga.

    hmmm. sorry if this has been answered earlier...

    pero ilang ang current and possible future cars ng family?

    188sqm is ok if the family has 2 cars... 3rd car can be parked outside thanks to the wider streets.
    480sqm (depending on the floor area of the house) can fit more cars.

    reason I'm asking is that my in-laws live in a 150sq lot with 1 car port. they have 3 children
    pero fast forward to 2023 (Christmas). each child arrived in 2 cars, tapos kami in 3... there was a total of 8 cars parked in free spaces sa subdivision just for lunch.

    most of their family gatherings are held na lang sa mall para hindi issue ang parking.

    tapat ng house nila also has 3 cars now and only 1 car port kaya just imagine how the street looks like kapag may occasion

    I would recommend A, smaller lot in a secure village with wider streets.
    The 188 sqm lot area is not small for a famiy of 5 it will depend on the house design and size of the floor area of the house.
    You can build a 3 storey house to give more space for your garage and lanai, service area etc.

    The problem with the B option is the narrow streets, I have experienced passing in this kind of narrow streets, very very stressful, especially when you have to reverse to give way to the other cars. Imagine having that experience everytime you leave your place. You also have to consider the ease for emergency responders to access your place.

    Parang ganito siguro yan.
    Very common house design sa mga subdivision during the 80-90s mostly bungalow type.
    Kung corner lot, dalawa gate nyan, kung inner lot, isa lang as shown.

    Oh may kilala ako ganyan parking and it is indeed an 80s bungalow. Na stress ako sa parking nila kasi cant imagine paano pinasok car. Pero feeling ko yung car 1 space isn't meant for parking talaga, converted na lang?

    ganyan nga.
    except, the driveway that car 2 is parked on, extends to fit seven cars end to end, before it reaches the gate (past february 12, 2024 above).
    and there are two parallel garages like where car 1 is, separated from each other by a house.
    the remaining property beside the gate has more houses. all the houses are are 70s.

    few remember that pasay was the place of the expats in the olden days.
    some big names still have properties here.
    we weren't big, but my grandparents were pioneers in the place, even before the japanese occupation.
