    Its good na yun yung area na hinahanapan mu, at the moment mura pa yung area na yan per square, downtown pasig area to marikina/marcos highway. im not an agent, ive just been researching heavily on real estate past few months. may area's dyan na below 5k pa ang per square in a subdivision na yun. What I would suggest is either go through bank process yung mga foreclosed properties (you can find some on the net like psbank.com.ph or sa manila bull classifieds pag sundays or buyandsellph.com) or talk to the developer, im sure sa area na yan maganda mga rates kasi maraming space but not many people. just keep in mind yung mga "act-of-god" possibilities i.e. marikina fault line, and traffic hell sa rosario area pag floods HTH

    bakit sobrang mahal ng serendra? pinakamababa 7M. pag titignan naman parang maliit ang space. add to the fact na ang lapit sa squatter's niyan market market.

    to those who are planning to buy homes at Cainta, Taytay or Antipolo area tapos daily travel sa ortigas ave. ext. eto lang masasabi ko monstrous traffic! as in everyday lalo na pag rush hour. wala pinipili oras kahit 10pm or 11pm, ang sikip!

    one reason the G.Liner + RRCG monopoly. squeeze a fleet of Edsa-like bus liners sa 2-lanes highway like Ortigas Ave. Ext. minsan kasi I go home there at my in-laws.

    from Cainta junction may kasabay ako RRCG bus, pagdating ko ng Medical City kasabay ko pa din! and to think ilan beses tumitigil ito! parang nag-commute din ako eh!

    i even experienced observing this ***y girl who was in a waiting shed somewhere between cainta & rosario (can't remember). and I saw her boarding a Crossing-shaw jeepney. had my dad's driver drop me off sa shangrila-mall. pagpasok ko sa revolving door nakita ulit yun ***y girl umoorder na ng coffee sa starbucks.

    old blue, i know what you mean about dun sa busses...worse is 3 silang companies may prince liner din..but to be fair naman, may jeeps din kasi and kahit yung mismong mga nag-cocommute garapal din minsan kung saan saan nlang naghihintay para maka-sakay, may trikes ka pa. choke point talaga yang area na yan dahil sa amount of public transpo plying that route.. serendra naman, i think malaki talaga ang hatak ng developer name, in my opinion ALI is the best real estate developer in the country..kahit siguro katabi nya squatters area mapapaganda pa din nila yung value ng land through service talaga

    pag ibig pa din ang lowest inetrest and longest terms govt kasi, they even have condo.

    actually hindi, bank rate is lower than pag-ibig. 13% to 14% ang pag-ibig. sa BPI published rate it can go as low as 11.x %

    yun nga lang BPI is notoriously strict (mababa nga interest, di ka naman papautangin). the value proposition of pag-ibig/the government is the longer terms and the more accessible lending.

    AFAIK... walang centralized account number sa pag-ibig... iba iba ang ibigay na account number sa iyo when you move to another company.

    how much ba yung contribution mo sa pagibig? yung basic P100 or may dagdag?

    theveed. kapag nadaan ka na lang ng bookstore buksan mo yung book ni Larry Gamboa na Think Rich Pinoy...nandun ata yung cell number at e-mail address niya...meron ako nyang libro kaso di ko matandaan kung saang kahon ko nailagay he he...he is into buying ang selling foreclosed properties...rent to own ang sistema nya...

    hindi issue yung pag-ibig contributions. 200 petot lang naman yun eh.

    to apply for a 1.5M loan you have to be paying something like 2000/month to pag-ibig?
    they will make it retroactive naman eh (meaning, kasama sa monthly amortization mo yung new pag-ibig membership contribution mo).

    so it's not worth it to go digging for records of your past 100-petot contributions over the past 5 years.

    try nyo din po china bank - may offer sila ngayon housing loan for 9.75% interest (pero mahal processing fee P5k in all). ok din BPI, pwede approve up to 80% of appraised value depende sa banking history mo with them.

    recently ended up accepting a PS Bank package for a housing loan. tinapatan yung BPI offer with interest protection pa. mabilis din processing nila.

    better own than rent ... iba pag sa iyo. mas rewarding magsikap sa buhay :-)
