    para win-win ang mga paninda mo sa sa 1st floor dapat ung pwede sa baha, mga plastic.

    consider mo ung cost to prevent flood vs sa magiging profit mo

    pagawa ka ng 2nd floor para dun mo ilagay ung mga nde pwede mabasa

    kung ipaparenta mo ung place, risk na yan ng uupa sayo at kasama sa consideration nya ung losses sa mga water damage na paninda

    1 meter above the road ang tambak ko, yung warehouse elevated ng another 1 meter, so in the next 10-20yrs, hindi naman siguro aabot ng ganyan kataas ang baha.

    That means your property was a catch basin before that's why the water level went up. If you build, you'll have to be well above the highest recorded flood point as its a given that flood levels are continuing to rise as more development comes along... Maybe to entice would-be tenants, try to study the option of giving "business interruption" discounts on the rent/lease. It's a given kasi if their business has a hard time due to flood interruptions, some may have a hard time paying you as well if the business is retail-based. But if bahain talaga, try first with a warehouse before commercial stalls. Pa-testing ka muna with a couple of stalls or so to see if it will be easily rented out or not.

    Sell that property while it still has good value. Buy property elsewhere on higher ground.

    Ganyan din ginawa ko sa lupa na ipinamana nang tatay ko. Binenta ko na lang nang presyong kamag-anak. Dahil sasakit lang ulo ko dahil puro baha sa lugar na iyon.
