    Guys, tips naman diyan on buying real estate.

    How would you check if there are available lots in case you are interested in property located in a pretty old village? Saan ba maganda bumili ng real estate nowadays kung for residential use?

    if sa old and full villages, chances are through friends lang, bank or brokers... bihira sobra yun nagpopost sa dyaryo... usually brokers na yan...

    one best way would be sa homeowners association or sa guard... alam nila yun mga for sale and for rent...

    ...for investment, how do u start ba? like buying those acquired assets then jack up the price pag ibebenta mo na? would the next buyer know that you're selling a repoed lots (symepre mura mo nabili diba)? i really have no clue talaga but its something im interested in getting into.

    kapag sa bangko hindi rin ganun ka-mura... unless malaki talaga yun lote... pero swertihan din, pero more often than not yun mga mura may catch (deadend, undeveloped, etc) ang advantage lang installment and walang interest... yun mga employees minsan kasi bago ipost bibilin na nila, or kung maganda yun lote, idedevelop ng bangko...

    walang pakialam yun buyer kung sa bangko mo nakuha, pwede nya malaman siguro kung papabackground check...

    minsan may suwerte minsan tiyaga talaga...
    naka tiyempo ako yung may ari ayaw ng ituloy ang hinuhulugan niya sa lote, gusto niya ibalik ko lang yung ibinayad niya sa developer...
    tapos ako na mag tutuloy...

    ang suwerte nakuha niya yung lote pre selling price pa * 2,600 ngayon 4K na ang halaga

    tulad ng sabi ni van sa Homeowner's Assoc. or sa gwuardya...kahit lumang subdivision minsan meron pa rin broker dyan...

    imho yung area na malapit sa place of work, di binabaha at walang problema sa tubig, kuryente at telephone line...anong municipality mo balak?

    Personal use na residential. Sa Congressional Village sana or anywhere near Congressional Ave. Don't know the prevailing rates. Gated community preferred.

    yes, swertihan nga din.. nakakuha din ako sa banko ng 2 vacant lots for 50% off the prevailing market price.. got the tip from my sis who works in a bank..

    Mas ok maka bili don sa mga balak na umalis ng Phil... mga mag immigrant na sa ibang bansa mabilisan nila benta yon at talagang mura na.. I got one inalok lang sakin dollar na naging bayaran kaya naka swerte hindi naman ganon ka laki yung lote pero ok na din kesa i bangko ang pera.

    di ko alam presyo sa congressional vlge....

    sa ibang part ng south nasa 7k pataas tulad ng Merville, Multinational vlge, Goldengate subd (valley2)....ganun din presyo sa east area tulad ng Ridgemont exec vlge (dito nga pala nakatira si Toni Gonzaga) at Greenpark (may access sa C5)...meron din malapit sa domestic at intl airport, Concorde subd, nasa 13k pataas ang presyo ng lote per sq mtr.

    mga murang presyo ng lote at yung mga "tumbok" at irregular ang shape...

    'tep bakit di na lang dyan sa subd. nyo?

    usually brokers na ang may alam. pero it doesn't hurt to ask the guards to give you some info. regarding the houses.

    pag bangko, makakatipid ka pero there are cases na yung bangko (or even worse, the banking officer) interested din sa lupa na gusto mo. naku, pahirapan.. (happened to me recently, luckily was able to circumvent it.)

    congressional village will be between 12k to 15k per sqm, depende kung phase 1,2,3. pag phase 1 mas mahal yata kasi bigger lots.

    mura nga... yung kakilala namin... binebenta yung house & lot (600 sqm) + car shop for roughly P3M....
