    di ba kung gated subdivision, you have to abide by certain homeowner's association rules and pay certain fees pa? afaik some subdivisions have limits on how many floors you can build, what structure you can build, etc.

    i've also heard of contractor buddies having headaches with the homeowner's association; something about a resident complaining that the construction was "dangerous" -- e nagkataong malakas ung boses ng homeowner, nagkaroon tuloy ng issue where there really wasn't any. dunno what happened to that project.

    Yup. Dito sa village namin may fees din. In return naman, we get [very] good roads, 24 hour security (though siyempre nalulusutan din minsan) and peace and quiet. Traffic is light, you can jog, stroll, bike in relative safety. The streets are well lit pa. We also have two parks, malapit sa church, our own LTO (walang fixer fixer dito, 10 mins lang naka-register na ko).

    Its like living in a park. So sulit na din ang fees.

    nga pala...alamin mo rin ang construction bond...minsan kasi merong mga subdivision na sobrang taas ng construction bond...makukuha mo naman ito pagkatapos ng project pero kung malaki ito eh sayang at tulog ang pera mo...

    Yep, mayron. Usually, mayron binabayaran yan na monthly association dues. Yunhg iba yearly. In some big subivisions, kasama na sa dues yung bayad sa security.

    Yung sa "what structure you can build", depende yan sa agreement ng developer at ng homeowners association AFAIK. Kung nabili na ang lahat ng lote sa subdivision, depende na yan sa by-wals ng homeowners association. For example, may mga subdivisions na ang homeowners eh ayaw na may magtatayo ng apartment complex.

    Mayron naman kasing ibang homeowners na masyadong maaarte - short of namimili na kung sino ang dapat tumira sa subdivision nila at hindi dapat. I know somebody who was not allowed to purchase a lot on a certain subdivision because she is a Japayuki. The reason: immoral daw yung kakilala ko hence baka matukso daw yung mga male populace dun, he he he.

    pareng otep....yung sa unang tanong mo, check mo yung developer at puntahan mo sa ofc at doon mo malalaman.

    ur 2nd question is quite interesting coz im into real estate too. when u say "saan" ano considerations mo in terms of....

    -lifestyle- gus2 mo ba ng urban life or say countryside/suburb life? the old trend is mas mahal ang resid'l properties sa ciudad. pero ngyon people are sick and tired of noise and pollution kaya ngayon is they want to live closer to nature.....kaya sa bandang south(calabarzon)...top developers like Ayala lang, filinvest, sta.lucia, lphi, etc staretd developing high-end communites either by bringing us closer to nature (eg.ayalagreenfields estates, westgrove, brentville) or incorporating leisure/recreational facilities like eagleridge which has 3-18 hole golfcourses or club morocco which is a residen'l beach resort type.

    -investment - kasi ako bumibli ako ng properties mainly for investment lalo di nman kami based dyan sa pinas. i have acquired 2-360sq.m lots in a huge development in pampnga for 2.8kP/sqm, after 3 yrs 6-8k na resale price nya. sa bandang subic din i got for P3k/sqm after 2 yrs P5k n. pero its very important to know the " local government master plan development" and the "potential" for that area. also consider the "commercial" aspect incase para may pangsustain ka financially kung sakali.

    share ko lang din...d2 sa place nmin sa shenzhen....2yrs ago condos are only abt 4k rmb/sqm....now that a very long bridge that connects ur place to HK is almost done, properties now is at 10-12k rmb/sqm.

    Dapat pala ang tanong ko ay "Places to avoid". hehehe. Yung mga binabaha, walang tubig, magulo, etc. Malabo ang south kasi kailangan malapit sa Manila, NLEX, Q.C. at Caloocan.

    st charbel along mindanao ave. lampas ng road 20, lapit dun sa church ang entrance. unang open yun nung 1991, 950k lang ang house and lot (nagtanong kasi kami dun nung 1991, naghahanap ng bahay na bibilhin uncle ko). dami pa walang bahay na lots dun pero siguro meron na mayari. now, lot prices range from 15k-20k/sqm. see mo dito doc >>> http://www.investph.com/showitem.asp?itemid=3743
