How Much Do You Need To Rent Space in Your Favorite Mall?
A list of the rental and occupancy rates of some of the Metro's malls

With the rise of entrepreneurs starting businesses in the retail and food sectors, many have thought about leasing a space in malls to take advantage of their naturally high foot traffic. But how much will it take to locate your business inside a popular mall?
In its latest market insights report, real estate analyst Leechiu Property Consultants listed the minimum and maximum rental rates of 14 shopping malls around Metro Manila. The 14 have a total gross floor area of 3.67 million square meters. Check out the ranges of their rental rates in the infographic above.
Among the 14 malls, Eton Properties Philippines’ Centris in Quezon City has the lowest minimum rental rate at Php600/sqm/month. On the other hand, Ayala Land’s TriNoma has the highest minimum rental rate of the group at Php1,500/sqm/month.
Going by maximum rental rates, Centris also has the lowest figure in the group at Php1,200/sqm/month. But the highest figure among the 14 locations went to SM Prime Holdings’ Mall of Asia, where rental rates can go as high as Php2,600/sqm/month.
Leechiu Property Consultants also provided data on the occupancy rates of these 14 malls, which is outlined above. All 14 locations have occupancy rates higher than 80 percent, which highlights the low vacancies across Metro Manila’s popular malls.
Filinvest Land’s Festival Mall in Muntinlupa has the lowest occupancy rates of the group at 84 percent, while two SM malls, SM North EDSA and SM Aura, both have the highest occupancy rate of the group at 99 percent.

Not suprised Shang is among the malls with low occupancy. They spent a lot renovating yet many store vacancies, especially in the new wing. Shang is better known as parking lot beside Megamall. We park at the basement of the new wing and walk a little to go to Megamall.
Oo especially if puno na Megamall. Another Megamall parking space is The Podium an even closer walk hehehehe... The Podium is effectively dead on weekends. Restaurants there are probably surviving because of the offices nearby only on weekdays.
As for Shang lots of vacancy on the old wing. But sadly used to be pretty bustling 10 years ago until Megamall expanded rapidly to also include high end shopping via the new Fashion Wing.
Robinsons Galleria is another victim of Megamall hehehehe...

Bakit mga Robinsons mall, halos lahat ng malls nila maraming bakante. Robinson Metro east, pati sa Robinson Antipolo ganun din.

The original SM North building in less than kilometer from us but we prefer to go to Trinoma. We find low ceiling and cramped walkways quite claustrophobic. With SM expanding some of their malls, hopefully they'll tear it down and build a more pedestrian friendly mall. SM is building a new BPO/mall wing beside the Block. This will increase retail floor area to 610k sqms, rivalling MOA current retail floor area.

The big SM malls have almost everything you need in one location kasi. I actually prefer to go to other malls to avoid the always full parking and huge crowds but when I need to buy something it will almost always be available in Megamall or SM North.
malapit lang din ako sa SM North/Trinoma coming from Roosevelt --> Baler --> West Ave --> EDSA
pero ang laaayooo ng u-turn para makadating sa either mall
tapos hirap pa ng parking
so i haven't been to SM/Trinoma for quite some time
Lagi ako sa Fisher Mall coz sobra convenient for me

though there's really nothing to do in fisher mall i prefer convenience over anything else
