The designs are obviously for Build and Sell (and they are successful of course). But you see one and you've basically seen them all. Build and sell target market is very different from my requirement.

as for me, my admittedly unconventional preference is the following:

1. High ceilings (maybe 4.5 meters to 6 meters) for the main common living areas. Just adds a sense of "freedom" I guess. High ceilings maybe 4.5m for the rooms, bathrooms, everywhere else.

2. Floor to ceiling Glass Windows . preferably borderless for a clean, modern look at that maximizes the view with no interruption. Adds to the illusion of being one with the view.

3. Absolutely no walls in the common living area. I want the entrance foyer, living room, dining room, modern kitchen, outdoor Lanai and infinity swimming pool to be part one of flowing space. I am avoiding "compartments" and "rooms" as much as possible. The reason for this is that I noticed when Im with my family or I entertain friends or I go to friend's houses...we just normally stay in 1 area and dont really move around. So if i "compartmentalize" everything parang kulob and the space is wasted. People will not transfer or actively seek out other rooms ---- so the other spaces end up not being used at all (formal living rooms are rarely used nowadays) . The Lanai is where all the action is.

And i dont want to look for different people in different "rooms" or "areas"....best if its just one contiguous space that is airy, spacious and conducive for family and friendly living.

4. I want to bring the outdoors inside hence the glass and the flow into the Lanai , pool deck and Infinity pool.

5. Wood paneled ceilings for that modern look but it also softens the house

6. I dont want extra rooms, compartments, etc. Have you ever watched a house video and the presenter was saying "And this is the movie room, and this is the study, and this is the office, and this is the guest room and this is the storage area, and this leads here and this leads there and this ...and that...and ... and...and .... and...?" Too many "Ands" "doors" "walls" "corridors" "turns" "stairs". They will never be used believe me.

They just add to the cost. And add to a confusing layout to boot. Parang trying to impress the viewer/guest/self with the "numerically" more areas. Again pang Presello target market.

For me...less is more (well to an extent). All these extra rooms and walls and compartments are the preferences of their owners of course....but all of that break the sight lines of the home IMHO. And I want it to feel Open and breezy. To each his own I guess.

7. Only "break" in the open living area i want is a modern glass wine cellar A bit pretentious i know but hey YOLO.

8. The garage has to be integrated into the design . This is tsikot after all and we are all petrol/gear heads.

9. I dont want a lot of bedrooms. I have 3 kids so I will have 4 bedrooms. If we have a guest, the kids can bunk in together and the guest can use one of their rooms. Besides guests staying overnight are extremely rare. Will definitely have a home office given Work-From-Home being the new normal.

10. I will spoil myself with really large walk-in closets and bathrooms in all the 4 bedrooms. Maybe 30 sqm walk in closets and 20 - 25 sqm bathrooms. High ceiling. wood paneled ceilings. Floor to ceiling glass on some sides to add even more airiness. I wont have a bathtub though. Rarely used and accident prone for older people. Will spoil guests with a grand powder room (skylight? natural wood extra large oversized counter) and shower room for the poolside.

11. The living area of the kasambahay will also be levelled up of course. Will give them their own living room. Bigger rooms. Nicer bathrooms. cleaner and more useful utility area. This is the area that I am a bit worried about as it will be the foundation of the top 2 floors. ANd hence there will be lots of unused space. As I said i dont want rooms and rooms and rooms. Will see what the architect does with it. The MOST am willing to add is a gym. But i dont want a home cinema , spa, sauna, or other sort of expensive stuff that I will never use or will be too lazy to use. Money saved here will go to the car that I will treat myself to and park in the show garage hehehehehehe.

12. Since my house is on a slope...street level ideally would be the main living area. 1 floor below would be the kasambahay , utility area. on top of the the living area would be the rooms. I think I will go for an L-shaped house with the infinity pool somewhere in between the angle of the "L" maximizing the view of the antipolo hills and mountains. Garden which is going to be on the lowest portion of the property should be accessible in a tastefully done way.

Been saving up for the past 5 years for this. Hope i can make this come true!
Good wishes. Tricky to have large borderless panes to functionally open & require a good seal. This definitely won't fall on the usual upscale ballpark. Glass, insulated you'll want, & AC alone will be way way up there. And wood...that has long become a luxury...whatever species, always go treated.
