For the love of sanity, please refrain from typing in textspeak.

Anyway, our architect quoted us around 20K to 24K per square meter for a nice (not basic) house before. Recently, we built an extension in our house in the province and spent roughly 20K per sq.m., including the furnishing.

You also have to look at factors such as the foundation that has to be done.

I am Cesar, a Contractor, my company is Asya Struktura, My cost for a simple finish (Plain plastered wall finish, 3 coats paint, long span roofing, Mariwasa ceramic tiles) is around 15T per square meter.

If you are interested, I am also from Marikina, you can SMS me at 09178544781 and let's meet up.

By the way, I can't match other tsikoteers' price here of 10T per sqm.

I think 15K per sq. m. is more realistic for the simple finish mentioned above without sacrificing the structural stability of the structure as compared to 10K per sq.m. only, considering the current cost of labor and materials nowadays. A 10K per sq.m. may also be possible for a bare structure... yun bang structure lang na pwede nang matirhan, walang pintura, wala pang floor tiles, wala pang cabinets, kisame, etc.

    - de buhos ang toilet bowl
    - mga doors, flush type
    - jalousie windows

    Mikoy,dami mo kakampi,anyway,house construction has 3 classifications.
    1.class c- 10k per sq.m.
    2.class b- 15k per sq.m.
    3.class a-20k up

ooohh.. learnings. keep it coming guys.

so come to think of it, anong mas maganda long-span roofing or tegula?
cost and installation wise anong mas prefered nyo?

Buyahin ko lang ang thread na ito.

I have mine constructed at around 12K/sqr. mtr. two storey 84sqr. mtr. floor area and attic provision. Wla pa pintura, no tiles, no cabinets, pero meron na kisame (metal furring and hardiflex). 4 small rooms including Master's, 2 finished CRs with complete fixtures PVC flush doors. Window Steel casements, two sliding glass doors and 1 sliding glass window. Meron na rin U-form kitchen.

Labor nasa 320K, materials almost 700K.

construction started September 2009-March 2010. Location: CDO, Mindanao.

    Thanks.

normally ang pricing ng mga contractor is per square meter of floor space. built my house 5 years ago roughly 10K per meter. with the high prices of construction materials and labor costs, today mga 18K per square meter would be ok. huwag mo patulan yung mga contractor na mag-quote sayo ng 10K/sq. m.

Possible pa siguro kung sa mga provinces ang 10K/sqm since labor is cheaper and also sand and gravel.

Sa computation ng floor area, roughly 70% of lot area (equivalent to Ground floor area) plus 80%+- of lot area (equivalent to second floor area) plus 80%+- succeeding floors kung meron man. Try mo between 10k,15k to 20k per sqm. Take note na kapag concrete slab ang pinaka roof ng bahay mo (roof deck), considered na ito as additional floor level.

Next question is pano mo malalaman between 10k, 15k to 20k? Well, gaya ng sabi ko, rough estimate cost palang ito, price ng materials from time to time ay paiba iba lalo na ang bakal at semento. Pag nagpaqoute ka last year sa isang contractor, the next year iba na.
