    Hindi ko na lang na specify tong mga classifications,instead,yong class c na lang sinabi ko,kc mas marami nagpa house construct sa kin sa class c housing,mahirap daw ksi buhay ngayon. Pro,maayos din naman,kahit class c lang. So don sa mga nag react kung ano hitsura ng finishing non,mga ser,presentable po din naman ang hitsura ng class c.TY
    can you give us a sample pictures of all the 3 class so we can have an idea.

    mga sir, ask ko lang po if mag kano nyo icha charge ang client kapag house construstion plans ang pinagawa nya sa inyo? lets say 2 storey na bahay.

    Buyahin ko lang ang thread na ito.

    I have mine constructed at around 12K/sqr. mtr. two storey 84sqr. mtr. floor area and attic provision. Wla pa pintura, no tiles, no cabinets, pero meron na kisame (metal furring and hardiflex). 4 small rooms including Master's, 2 finished CRs with complete fixtures PVC flush doors. Window Steel casements, two sliding glass doors and 1 sliding glass window. Meron na rin U-form kitchen.

    Labor nasa 320K, materials almost 700K.

    construction started September 2009-March 2010. Location: CDO, Mindanao.

    normally ang pricing ng mga contractor is per square meter of floor space. built my house 5 years ago roughly 10K per meter. with the high prices of construction materials and labor costs, today mga 18K per square meter would be ok. huwag mo patulan yung mga contractor na mag-quote sayo ng 10K/sq. m.

    Possible pa siguro kung sa mga provinces ang 10K/sqm since labor is cheaper and also sand and gravel. Sobrang mahal pala ng sand and gravel sa metro manila. Per sack pa yata ang bentahan ng buhangin dyan.

    Usually, try mo i-rough estimate ang cost by adding the floor areas ng bahay na gusto mo then multiply it by construction cost per square meter na prefer mo (depende ito sa finishes).

    Sa computation ng floor area, roughly 70% of lot area (equivalent to Ground floor area) plus 80%+- of lot area (equivalent to second floor area) plus 80%+- succeeding floors kung meron man. Pagnakuha mo na ang total floor area multiply mo sa construction cost per square meter. Try mo between 10k,15k to 20k per sqm. Take note na kapag concrete slab ang pinaka roof ng bahay mo (roof deck), considered na ito as additional floor level.

    Next question is pano mo malalaman between 10k, 15k to 20k? Well, gaya ng sabi ko, rough estimate cost palang ito, price ng materials from time to time ay paiba iba lalo na ang bakal at semento. Pag nagpaqoute ka last year sa isang contractor, the next year iba na. Although fixed nman ang price kapag may contract kna sa isang contractor, dpat handa ka pa rin sa gastos. Minsan sa actual cost ng bahay nagmamahal pa kapag tinatayo na (marami kasing additional or changes ang client).

    Consult ka sa isang contractor or much better sa isang Architect para mabigyan ka ng idea sa cost at finishes. Ang iba naming client prefer nila ang Architectural services including plans/concept muna ng bahay, specifications (finishes) at estimated cost bago nila ito ipagawa sa isang contractor. Dito mo malalaman kung kasya ang budget na gusto mo ayon sa mga finishes na prefer mo. Pag ipapagawa mo na ito sa isang contractor, ibang usapin na naman ito.
