    doc I posted this na, anong meron sa Marikina bakit binabaha ng ganun? Kasi yung isang house namin sa Makati malapit sa Pasig River at NEVER kami binaha, aerial view ng google maps maybe less than 1 km in a straight line? So I don't understand bakit nalulubog Marikina. Pero yung isa naman house sa kabilang village creek lang pero may street na binabaha LOL

    i do not know. malayo kasi sa bituka yan.

    but i believe one of our active tsikoteers is a geology whiz.

    Hindi na yata umabot ang tubig sa Pasig River. Diverted na ng Manggahan Floodway.

    been noticing a lot of commercial property for sale

    the properties are fully tenanted with 6 or 7 figure monthly income

    for example:







    you'd think holding cash is a problem (losing value to inflation, limited deposit insurance) and the goal of every investor is to turn cash into income generating assets

    once you're there you can relax and live off passive income

    but there are those doing the opposite -- turning income generating assets into cash

    which goes back to the original problem of holding cash

    pero syempre they have their reasons

    It's sad na they are converting PALAYAN into residential areas in provinces. I understand if this happens NEAR MANILA pero they are hundreds and hundreds of kilometers away from Manila.

    There's a family vlog I'd watch every now and then who moved from Caloocan to Ilocos and they bought a property in a palayan na converted into residential. Single Mom Pinay that married an American. Ang masama they are also encouraging their followers na mga pinay marrying foreigners to buy in the area

    We have properties that's been with the family since the 1800s. Titulado naman but we don't know the exact location. We want to sell it already since we have no use for it and our tenants stopped paying us their buwis pre-pandemic pa. We need help from the City hall (assessor's office) so they can help us locate based on the coordinates on the title. My issue is how much should I give the employees of City hall? I really hate any government related transaction pero kami lang 2 kuya ko in charge for the whole family, and my Kuya is busy

    Baka need lang services from geodetic engineer to locate the exact location of the property.
    That is if google is indeed right:
    If you have access to the relevant title, you can rely on the technical description to confirm the property's exact location by commissioning a private geodetic engineer to conduct a relocation survey.

    Unless you are familiar with the inner workings of city hall ... best to hire someone (lawyer, bookkeeper, etc) to do it ... there's added cost to hiring a professional ... but it could cost more if you do it yourself ... but then again if there's a title with coordinates ... any decent engineer can locate it ... registry of deeds would be the better department to handle it ...

    Hire a GE to locate the muhons or any surveyor with tools and GPS knowhows, or go to the serving DENR office to ask for the copy of cadastral survey.

    If titled prop at deceased na yun title holder then hire a lawyer for extrajudicial partition. You won't be able to negotiate or sell without doing so.

    File a case to the tenant for not remitting your share, that is one way to eliminate them that could command better price of the estate.

    I have a lawyer but our EA doesn't include these properties. It is a good thing there are titles with coordinates and old survey.

    BTW, meron na palang survey in the late 1800s? It really breaks my heart to sell properties that have been with our family for 3 centuries (19th to 21st century)

    We won't do a partition anymore since all heirs agreed to sell so EJS na lang. Hassle to file a case sa tenant, my lola had to sell one property before to pay a tenant to leave our property My family made me responsible so ako maghihirap dyan I'm caught in the middle because my relatives are not in good terms

    Check out the new Ayala township at Alviera, Porac. It's just within the vicinity of the SCTEX Porac exit which is a short drive from Clark (not even 30 minutes thru SCTEX).

    Already secured the housing loan and now starting to pay the 1 year Down Payment.
    Problem is, I am still looking for other banks which can offer a 90% financing margin.
    Other than Union Bank, does anyone here knows other bank which offers the same?
    I wish I could secure the loan from either BPI or BDO because I already have good transacting experiences with these 2 banks.
