    3% x 100m = 3m

    malamang may mali dito kasi mas malaki na yung kaltas sa lesser amount.

    yup normally mas mataas amount mas maliit commission pero sa threshold ako hindi convinced hehe

    usually pag individual agent/broker.. 3% lang.. pag corporate broker.. they charge 5%..

    Ayala Land charges 5%.. when my AU boss looked at a condo sa BGC.. the agent contacted me and said he will give me 1.5% kung ma persuade ko yung boss ko to buy the condo.. he said 3.5% sa kanya.. so 5% nga..

    Good inputs sa broker fee.

    Yung neighbor ko is selling yung house and lot nya, medyo old na nga lang but maintained naman.

    My existing house is a corner lot and adjacent namin sya. Di nya inadvertise and inoffer lang nya sa min since were good neighbors daw hehe. Planning to buy it so I can build a new house there and make the current corner lot where my house is as an open space para garden. Plan ko even before to have a bigger garden/open space and more parking space hehe. Yun nga lang, dalawang house ang gigibain, yung existing house ko was renovated back in 2009 which is medyo matagal na din.

    Hopefully bumaba pa price nya.

    Nakakapagod yang to live in 2 separate properties. In the long run, tatamarin ka na lumipat sa kabila.

    Agree na mahirap yung 2 adjacent haus, dami din lilinisin. Not intending to do it.


    Plan is to build a completely new home sa binebenta na haus ng neighbor namin which is adjacent to us and remove the existing home we have which is a corner lot and make it as open space.

    Same thing happened to my Dad sa isang house namin, pero yung samin katabi! My Dad considered buying it but in the end he didn't want to loan, sana nanghiram na lang siya sa parents niya. Sayang talaga

    Samin naman, hinanap ko talaga ung owner ng katabing bakanteng lote. I went to the city assessor's office and got the owners address, unfortunately they did not want to sell. In hindsight, ok na rin kasi sayang pa pera to develop that lot, which we were able to use to build our new house in a nicer community.
