    maraming salamat sa mga payo nyo. pina baranggay ko na at napagdesisyunan namin na huwag na silang singilin sa utang nila umalis lang sila. pinaputol ko na tubig at kuryente kaya lang humingi ng palugit until aug 15, 2007 daw at aalis na sila. 10 years na kami nagaapartment ngayon lang kami naka encounter ng ganito grabe talaga. sa susunod may kontrata na. sabi ng baranggay may kapangyarihan na sila ngyon na maghakot ng gamit para pambayad sa mga utang sa amin at nasa batas na pala ng barangay ngayon ito. kaya pag di sila umalis sa napagkasunduang petsa sisingilin ko na utang nila around 35,000.00 na as of today.

    ko, katulad ngayon, may renter ako di nagbubukas, 1 week na, bayaran pa ng kuryente, kaya pinutulan ko muna ng kuryente(400pesos din yun)

    ang maganda nga nyan, cut-off muna ang services, then pahirapan.. hangat di binabayaran..at mahalaga, pag nagusap kayo, have a recorder/video, papers as agreement and sa harap ng barangay... para may kahinatnan...

    nangyari na to sa akin.. kaya mahigpit na ako: renters 1 month advance/1month deposit... consumable ang deposit for the utilities, 2 months lang walang bayad, alis na(may contratang pirmahan kami...) much better kung gawing legal doc. yung contract/usapan nyo (may dry seal at pirma ng lawyer..

    Kami post dated checks. Kung walang checking account sorry na lang.
    Hahabulin namin sila ng kaso sa bouncing check.
    Malalaman rin kasi kung ok yung tenant kung may matagal ng checking account na walang pinapa bounce.

    kaya nga ako pag kwentuhan sa inuman yun mga kaklase ko taga-abroad parati sinasabi yun dollars nila pambibili nila ng real estate tapos paparentahan daw. sabi ko sakit ng ulo yan, nagpapakahirap ka abroad para maghulog sa real estate tapos iba nakikinabang

    kung magpaparent din lang ang balak, buy commercial real estates and get commercial tenants. para pag tinhreaten paalisin. magdadalawang isip talaga sila kasi kumikita din sila

    I read some news before about Koreans na na-bablacklist na ngaun sa ibang posh villages and subdivision. kasi nag-sub lease daw. they will rent the entire house, nag mag-sublease ng mga 3-5 tenants pa. tubo pa siya pero wala sya binabayaran real estate tax or amortization or even maintenance of the leased estate

    galing naman nila, i guess pati din ung ibang mga chinese. ang idea ko lng, di ba bawal ung sublease or depende din sa mismong owner ng bldg?

    maganda lang sa rental-->aantay ka lang ng pera..let your property work for you...

    mahalaga ang "day 1" sa ganitong negosyo...-->contract agreement and signing

    bawal ang mahina dito at walang paninindigan... but have a little compassion din..

    Next time sir don't forget the contract of lease/rent. Tapos gawin mo renewable lang ng limited period (say 1 year)....para pagka kupat, evict.

    Tapos lagyan mo rin ng clause on eviction after 2 months non-payment of rental....huwag mo nang paabutin ng 3 months.

    Maganda rin sana if you can have them fill-up a customer identification form - complete info parang resume...so makita mo san nagtatrabaho, ano trabaho, proof na may pang bayad sa renta, contact person/s of next kin other than sa titira (and verify this).

    salamat sa mga payo ninyo mga tsikoteers.

    aalis naman na sila nakakaawa nga kaya lang wala talaga ako magawa inaasahan ko din ung kita sa apartment. tulong ko nalang sa kanila ung di ko pagsingil at paghakot ng gamit nila para wala na silang masabing masama sa amin.

    gagawa na talaga ako contract ngayon para sa ga susunod na tenants.

    Great forumlandia.

    Glad I found this as I am planning to build a four storey rental property in QC..
    Nabili ko etong existing 4-dr apartment yrs ago but the wooden structure reached end-of-life...
    Planning this in preparation for retirement which is about 10 yrs from now.
    I am currently settled abroad and am hoping I can afford the equity portion and (bank) finance the remaining.
    I am hoping too that my brother(s) can manage the project from "build" to "operate".
    My two brothers have some experience as they themselves have built their own rental property in QC.
    They agree to handle the project and I am willing to compensate them for their time during construction and after.
    Medyo kabado lang ako due to my distance which is like a "remote control" mode from construction to operation.
    Mura na ang longdistance phone calls but there is no equal to my physical presence..

    Feasible kaya ito..

    Howabout construction cost, magkano na kaya per sqm. I heard it was about PHP12K to PHP15K last yr.
    If the lot is 200sqm, what's the max floor space I can use -- 80%of200?
    If ground floor is purerly parking and above it is four floors, baka kulang 9Million (building lang).
    Appreciate any comments/insights. Maraming salamat... and more power..
