yung tenant ng condo unit ng kapatid ko laging delayed ang bayad sa rent and just this week, nalaman namin na disconnected ang kuryente nila and 4 months, going 5 na hindi sila nagbabayad, total bill is almost 22k, wala pa yung this month. tsk tsk... i called meralco to ask bakit umabot sa 5months na hindi nagbabayad eh ngayon lang na disconnect, marami daw ganyan case sa kanila and iba-iba reason, puwedeng nakiusap, or me kakilala, etc...
what should i do? ako kasi nag aasikaso nito. just now i checked and walang tao sa unit, i have this feeling na bigla na lang silang aalis. nakausap naman namin yesterday at nag promise na sa tuesday daw dadating pera nila, pero lagi silang ganyan, panay promises. hayz masakit sa ulo...
btw, un 1month deposit nila nagamit na din nila so wala na silang deposit. thanks.

ganun na nga siguro, charge to experience na lang.
btw, pano yung mga gamit nila if i padlock the unit? baka kasi manggulo sila and i don't want this to happen.
Mas gusto ko sana maayos na lang silang umalis but lagi silang wala sa unit.

do you have a written contract with them? you should first write a demand letter to them to pay the back rentals and to vacate the condo unit, let's say within 30 days from receipt thereof. should they fail to vacate the premises, you go to the office of the Barangay Chairman where the condo is located to settle your dispute. If he/they still do not vacate, you request the Brgy. Chairman to issue a Certification to file action. Then, you secure the services of a lawyer to file a case against them for Unlawful Detainer with Damages. Be it noted however, that this case must be filed within 1 year from the date of your demand letter, and this case is summary in nature, so it is more speedy trial than an ordinary action for recovery of possession of the condo unit. So, take note of the 1 year period.

may security guards ba kayo sa condo unit or kahit na caretaker man lang? para maatasan mo na kausapin sila na gusto mo silang makausap at tawagan ka ng caretaker pag andyan sila sa unit. Otherwise, you send the demand letter to their mailbox and to their provincial address. Or pwede mo namang ipa-receive personally yong demand letter to their office/business address.

hindi ko sila nagawan ng contract kasi sa una pa lang nilang lipat, medyo mali na, lumipat sila na nakiusap lang na bukas na ang bayad kasama kapitbahay namin, pumayag naman ako kasi naawa ako sa kanila. in short, di sila nakabigay ng tamang deposit at advance.
nangako sila na this tuesday daw babayaran meralco bill nila so maybe i'll just wait, sana nga magbayad.
ang hirap pag naaawa ka sa ibang tao, ikaw ang nagiging kawawa sa huli...

I agree. Call it a loss and move forward. Get the condo back on the rental market and find a new tenant immediately. Lesson learned; draw up a contract for the next tenant and you likewise should have rental and utilities deposit which you set aside and return to the tenant when he leaves (unless may arrears on any, or damages to the unit).
