If traffic's a nightmare now, imagine a scenario where everybody in the city would be trying to get away.

Assuming for the sake of argument that Tagaytay's a "safe" distance away...

After the `91 eruption (Pinatubo), many property values in affected areas in Region 3 (Central Luzon) became (relatively) worthless. Unless of course you were in the gravel & sand business, or a corrupt politician who made dirty money from all the "dike" projects put up afterwards...

Point ko lang naman is, anlaki ng buong Pilipinas, there's so many places to invest in.
Its not an assumption. Its a fact. Pinatubo can't be an analogy for reasons of topography, of disater awareness/preparedness and volcano eruption behaviour. The most Tagaytay will likely experience is an ashfall, and then probably be only a few millimeters. An annoyance at most. And even then wind patterns will make it unlikely. Like I posted above before buying property, ask the authorities or even Google for the hazard maps of the area.

Anyway back on topic, if the purpose of the condo is to earn money via rent, then I would probably buy one near the financial districts. Tourists are undependable. Digong keeps bringing up moving government offices to Clark so that could be an emerging market.

Nung bata pa ako year 1980s eh madalas kami sa sa dalawa na ito = laguna and subic and minsan baguio because its not a joke to travel 7-8 hours sa panahon na yun. Hindi pa comfortable mga kotse.

Laguna = hot spring.

You stay for the coldness. And minimum 7days mafeel vacation.

Me as well. Baka bigla kang sakalin habang natutulog kung big snake.

Nature will take its course talaga.

Back topic, i would take land anytime over a condo unit kung same price lang din.

    Worse if venomous.

Same here. I prefer a house or even a duplex or townhouse.

Para sakin ang nagiising lamang ng condo vs house/land is the view. I thought of living in a condo before only because of that hehe

Yeah. Araw araw makikita ang smog unless the development is on a very nice place.
Concern din ang the big one. Imagine, a major earthquake, and ang way lang is via fire exit. It would take you at least 15 mins to reach the ground floor just to get out if you live in those high rise condo units.

High rise buildings are much safer in earthquakes compared to low rise houses or mid rise buildings. Its the way they are engineered.

Of course, fire is a different story.
