    i am choosing from the list above as to where i am going to get my first house. For condo unit i already know which one to get.
    If you live there or know someone who lives there what are the good features as compares with the other?
    Which one is the best?

    I suggest McKinley Hills because there's already a clubhouse with pool, town center which is similar to Eastwood City, and of course it's near market market and ayala center. It's also flood-free and its underground electrical and phone wirings, etc..

    The terms of payment: 5% to 10% downpayment at 0% interest for 2 yrs.



    here's for corinthian:
    Corinthian Gardens. The rental rates for unfurnished homes in these villages are from 85,000 - 180,000 pesos per month.

    residential. I dont want to rent.
    I am looking around to see which best fits my interest.
    I want a quiet and safe place.
    I need to know crime rate? theft?
    what are the amenities they have: own school inside, own club.

    crime rate?? sa alabang ka na or mckinley hills. I've heard of horror stories about a big time syndicate renting a house in corinthian to rob houses there. Me kidnapper din nakatira dyan and carnapper din pala.

    wow drool! if that I had those options, piliin ko na lang yun pinaka-centro sa lahat w/c is mckinley hills. lalo na pag natapos yun ginagawa lapit sa market market, yun wet market ata ng the fort, lapit na lang bilihan ng pagkain mo.

    There have also been incidents inside Alabang, but they're not common (mostly own maid/security kind of thing). It's got a nice country club, three or so schools inside the village: De La Salle Zobel High, Woodrose (all girls) and a new one... not sure what the name is... and has very convenient access to two malls (Festival / Alabang Town Center), a commercial/business center, two or three high class gyms, two big supermarkets (South Super and Price Smart), a restaurant district, two good hotels and a bunch of car dealerships. Everything at your doorstep. But if you find a house there, check that the water supply is sufficient.

    Why not Loyola Heights? The neighborhood is good, the houses beautiful, and the overlook of Marikina is gorgeous... if you've got kids, being positioned between UP and Ateneo is definitely a bonus.

    I live in and grew up in the Katipunan area (been there since it was all houses and the schools only)... nice place with a lot of big trees already. The only problem i see with Loyola Heights is the squatters in the vicinity ... buy one of the old houses then tear it down to build a new house.

    Since it seems like your budget is pretty good, La Vista and Loyola Grand Villas is another good subdivision in the area. Even the area of sila Otep in Tandang Sora is nice (Tierra Pura). These places arent as high-profile or as polluted as the Ortigas and Makati area subdivisions and access to the area is still good.

    Down south, the Sta. Rosa area is very progressive with new subdivisions, some "town centers", and schools are locating there as well.

    I'm here in Ayala Alabang and a bunch of my relatives moved here too--

    Eto mga positive ng lugar na to:

    a. Peaceful and Safe. Wala ka kasi masabi sa security ng village miski 2 AM nagjajogging kami safe na safe. Eto lang ang lugar na miski anong oras ka maglakad, alam mong safe ka-- wag ka lang papasagasa sa gitna ng kalsada

    The guard goes around our street like 8x sa isang gabi, nagro-ronda talaga sila kaya sulit ang bayad sa association fees which is di naman ganun kataas considering all the services the village has.

    b. Water is strong here dahil may sariling water supply yung village called Ayala Waterworks, no need for water tanks unlike other villages.

    c. Laging malinis, every morning may metroaids who sweep the village streets-garbage is collected every other day.

    d. Fumigation is done regularly as in almost 3x a week ko nakikita yung fumigation staff na nagspray ng eco-friendly pesticides na safe miski sa mga pets and birds and you can request it for free-- so walang lamok.

    e. I must say magaling and home-owners association dito, very transparent sila even sa mga gastusin sa village. They print it regularly sa free newsletter booklet namin that they release weekly and these are free also, it contains latest news sa village and nearby subdivisions, mga crimes ganyan saka mga ads ng deliveries ng kung ano ano, for sale, garage sales happening etc.

    f. You never have to leave the vicinity dahil lahat is a few minutes away- we have 3 large malls nearby, 4 groceries, wet market, 3 hospitals, all banks may branch dito, schools, churches, 24-hour convenience stores, 24-hour mercury drug, drive-thru pharmacy, gym and a ton of restos and moviehouses.

    The Fort & Makati is 40-mins away lang -- with normal traffic na yan ha. Pag nagskyway ka, kaya na ang 15-20 mins. Pag pauwi, mas mabilis- lalo na pag 9PM onwards na wala talagang traffic sa slex yan pag weekday.

    Cons:

    a. Namimiss ko kumain ng streetfoods, wala ako makita dito gaanong mga ganyan like balot, fishballs- sa QC kasi ako nakatira dati sa morato.

    b. Pag malayo ka sa gate, you need a car- ang laki kasi.

    c. Maraming policies that you have to follow or you will be fined talaga. Miski sa traffic regulations--kailangang sundin yung signs.

    d. Mahal ang toll-- 130 back and forth so pag wala kang 500 sa bulsa, di ka makakaalis kasi gas pa, then toll then kain ka pa

    IMO, depends on where you work. wala ka namang talo any which way you go with those subdivisions. although if i was in your position, i'd get bel-air (phase !, III, or IV). its right across rockwell and very close to the makati CBD. the association is very active and its close to several good schools. but if proximity from your place of work is not an issue, i'd get a place in westgrove. no manila smog, lapit din sa mga schools, ganda ng mga kalye, and bago pa. there's a mall nearby (paseo sta.rosa and malapit na ata magbukas ang sm sta.rosa). two major hospitals are being put up (souther luzon medical center and new sinai-MDI medical center) aside from the already established asian hospital and medical center. PLUS ang lapit sa mga batangas beaches and the cool tagaytay weather.
