I'm not sure about this but from the top of my mind, kung lot lang, P 14.00M is not ridiculously far off really from market value (thats around 23.3K per sq.m). It's still above the zonal value too AFAIK. It's nothing compared to the selling price of Megaworld on Corona's condo (with petty defects which are pretty normal for any condo development); Ogags ba si Megaworld to say that they undervalued the deed of sale (eh di hahabulin sila agad ni Kim Henares nyan).

So, what would the correct valuation be? 600 sqm? Lot only? The BIR itself lists the zonal value of a lot in Xavierville between Php16,000-Php25,000/sqm depending on location, and this is for purposes of determining the correct taxes to be paid.
Php23k/sqm sounds realistic to me, unless anyone here is an appraiser and cares to give a different valuation.Last edited by Altis6453; February 8th, 2012 at 11:00 AM.
