Yes seems prices keep going up. Have to invest now before i cant afford it or have to go too far for it to be affotdable. 40-45k per sqm is my target pricing

Its great in Alabang Hills. I live in the village beside that. Its a lot better than merville since theres less traffic. You can also try Hillsborough or Alabang 400.

How about South bay in Sucat?

You can also look at Pacific Village. My cousin is moving there since it's closer to my nephew's school.

Yes also looking at hillsborough. Theres a couple for sale there that look interesting. South Bay am not so sure...... Traffic i hear is bad in sucat

I think Alabang Zapote road is hell. Nobody can make me traverse that area (ex ATC to South mall). I used to visit my cousins in Alabang but that was only until the mid 90s then they moved back to Makati for college. Now I never drive to Alabang. Haha.

My suggestion, search the web for the Manila fault line and you will see where it traverse in the vicinity. AAV will be your best bet.

SM has some. but they do not look as robust nor as large, as what the pictures here show.
also, olx has some ads...

Hahaha.... my time in the palace was during my childhood as my dad & mom use to work there. Now i don't want to see that place anymore as it's traffic mess and brings me lots of memory specially the vicinity where i grew up as a kid and La Consolation where is had my prep & grade 1. Had a gf in the neighborhood as well during my college days.
