    My soon to be wife and I are planning to get a house pero budget namin is around 1.5 to 2M lamang. Simpleng house lang around 150sqm floor area siguro and we plan to course it thru pag ibig financing. 25 years to pay?

    Tanong ko lang kung feasible ba at may katotohanan ba ang plano namim?

    If yes, how much po ba ang monthly amortization kung sakalli.

    By the way, okay lang samin 2nd hand house (basta walang mumu)..hehe

    Para magkasiya yang 2M mo..it should be somehow like this:

    1. Floor Area 150 sqm x 10,000 Pesos/ sqm = 1.5M
    2. Lot Area 100 sqm x 5000 Pesos/ sqm = 0.5M

    I think that the cost index of 10,000 is on the low side..and the cost index for the lot can be lower depending on the location.

    Normally, a townhouse in MetroManila with a FA 150 & LA 100 will be in the vicinity of 4M. Just to give you an idea.

    di kasya. i built a 150 sqm house 6 years ago for P1.4M for my parents. 4 bedroom with maid's room. that P1.4M is actual cost kasi ako saka erpats ko ang nag-manage ng construction and government permits. pag merong contractor syempre 35%-50% mark-up, 12% VAT, etc etc so magiging P2M+ ang price. at that time P110 lang ang bag ng cement, ngayon P190 na yata. as a comparison magkano na tinaas ang presyo, yung roof ng house built 6 years ago (my parents') cost only P65k, tile span roof. last may we had the roof changed on our house (mine, not my parents) and the cost was P120k, long span roof lang ang gamit, same roof area nila. so what more kung tile span. so i suppose building a 150 sqm house now will cost more than double, so say around P3M++ for a new 150 sqm house IF YOU WILL MANAGE THE CONSTRUCTION YOURSELF. pag may contractor ka, add 50-100% to that price. and bahay pa lang yan, wala pa ang lot.

    land prices in the areas you mentioned range from 5k to 15k per sqm, depending where exactly you want to buy.

    di naman 50-100% ang markup. minsan same price lang, kasi masmura nakukuha ng contractors ang materials. economies of scale, they buy things in bulk.

    tama parang di kasya yun budget niyo? for that budget I think ang makukuha niyong house is yun mga low cost housing na sobrang liit....mga 2 flr 2 bd 60-70 square meter floor area siguro oh may maliit pa

    Sabi mo nga, okay lang kung pre-owned.... kaunting tiyaga lang sa paghahanap.... Siguradong may makikita kang ayos sa iyong budget at taste...

    :popcorn: I'll be watching this thread. Ganyan din ang balak namin mag asawa e. It can be a used house pero pwede din bago tsaka thru pag-ibig din since OFW naman ako. May lupa na din kasi kami kaya less na yun sa initial gastos.

    Dont & Yebo: Thanks for the thorough explanation. If this is the case, I'll just settle for a second hand house nalang. My parents got a 200sqm house for 1.7 mil. Hanap nalang ako ng ganun din.

    Exciting maghanap ng bahay but at the same time, nakakatakot kasi hirap magkamali.

    advise lang, check niyo rin muna ang lugar and neighboorhood, malaking factor kasi ito pag nakatira ka na sa bahay mo. dati nung OFW pa ako nag invest ako sa mga lupa, yung mga nakuha ko sa south kasi ang intention ko is to build my house later on, before kami magpakasal ng wifey ko, naghanap kami ng malapit sa area ng parents namin. nakakita kami ng mga naremata ng banko where they sell at "as is where is basis" ito ang binili namin, then pinarenovate nalang namin before we moved in, nasunod pa yung mga ibang design na gusto namin. BTW naka bank financing yung bahay for 5 years.
