you go to a notary public and ask that you want to execute an "adjudication of sole ownership with simultaneous sale."

how about if I just want to transfer the ownership to my name from my deceased father? what do I need to show or tell LTO?

my mother and siblings don't have any problems transferring to my name.

To be really safe, have it in a document. Deed of donation signed by your mother and all living siblings.

Mahirap na in the future. You don't know for sure baka maghabol ibang relatives.
