    Hello Fellow tsikoters,

    We are plannong to purchase a house and lot, kinda new in this situation, Because seller say that what they have is fully paid certificate from NHA.

    normally when we purchase a lot in cavite, we are processing it thru the registry of deeds and was issued a new land title with our name in it.

    is NHA title the same?

    please advise..mahirap na maloko..

    Check with NHA that issued the receipt and ask for a copy of the contract between the NHA and the seller. NHA meron silang record nyan.

    no other agency in government that issues title but the land registration authority (LRA). the LRA is under the department of justice.

    the "H" in NHA is housing. there is no title to a house. it is only considered as improvement to the land.

    Bro,

    They have lands under their name. They SELL land.

    Thus, if they can own, hold, and sell land then the sale is legit, if it is indeed legit.

    NHA certificate is not equivalent to a land title issued by the LRA

    But it can be the basis for the issuance of a title

    A due diligence is in order

    So, is this mean government can get the land anytime? since you don't have the land title?

    Heared some rumors na mahirap bumili sa mga ganyan dahil madaming manloloko...

    better to buy with clean land title papers than ganun...

    How about Condo unit mga sir..

    Whats the process to transfer their name to us?

    same steps with buying a house and lot?

    or buying condo is much less hassle in terms of documents?

    Not really. The certificate gives you certain rights and entitlements

    Para lang yang Tax Declaration on a lot without a Title

    But best if there is a title
