    sorry dude pero budget is 8-9K monthly lang talaga eh btw this is not for me. it's for my girlfriend's sis na kakapanganak palang and would like a home nearer sa place of work nila.

    Take note, madaming developer/ahente madaya yung catch...

    Sasabihin Zero Down / Rent to Own...

    The point is either or sya, kung zero down, malaki yung monthly, yung rent to own, 20-30% down.

    Tapos yung rent to own statement nila deceiving.

    Usually they tell you na 50% ang amortization. So kung 1M yung property, 500M lang muna babayaran mo sa computation.

    20% DP will be spread into 3 months... that'll be 100,000/3 or 33K+ a month for the first 3 months (yun palang bigat na hehe). Tapos the balance of P400,000 will be spread over 5 years. Or 6-7K a month (depende sa interest).

    After that 5 years (or kung bayad na yung 50% depende sa terms nyo), only then can you move in... Yung balance na 500K another 5 year amortization na yun. That's the "rent" part.
