    I've been searching for months now about the best village to live in, here in the metropolis and I cannot decide whether to purchase a house in Bel-air or Dasmarinas Village. What do you think would be better in terms of security? What village is more organized and prestigious? Which of the two villages were flooded during Typhoon Ondoy? Thanks in advance!

    I would choose bel air. especially doon malapit sa rockwell. ewan ko kung anong bel-air yun.

    +1 That's BAV 3 (prime area). Average/Estimated lot price there is around P100k same as some lot prices in Dasmarinas.

    I'd choose Dasma over BAV though since the streets in Dasma are much wider and the cut of lots are bigger. Minimum around 600 sq meters I think. It has more exits too (EDSA, Pasong Tamo and McKinley). There's a school inside the village (CSA) and you only need to cross EDSA to get to Assumption.

    Surrounding area of Dasma is not as busy as BAV.

    NORTH FORBES, specially Embassy and Billionaire Row, huge lot cuts
    SOUTH FORBES
    URDANETA, Big Lot Cuts
    DASMARINAS, smaller lot cuts but great location

    BELAIR near Rockwell
    SAN LORENZO
    BELAIR near Reposo
    and further-off Magallanes

    ^Meron waist deep, meron din almost chest deep. Pero sa ibang street walang kabaha baha. Magallanes kasi malapit sa Pasay and it's not that accessible compared to other villages. You have to cross EDSA or SLEX to get to Makati CBD pa.

    Most lots are 100 million pesos and up. Meron pa ngang PHP 600 million. it's too expensive for a house. The purchase price will just be covered by the inheritance I received.

    Anyway, guys, what can you say about Ayala Heights and Ayala Hillside Estates? Is Dasma a better option in terms of security? Thank you very much!

    Uh, Ayala Heights is in Quezon City.

    To answer your question it really depends. In terms of security, pare pareho lang. Sa Dasma, roads are wider as mentioned above and mas tahimik. Sa Bel-Air you get more access to commercial places. Although mas malapit ang Dasma sa Fort, Glorietta and Greenbelt.

    Try walking in and you'll see. If you buy a house in a village in Makati, it's a given that there's good security. Gates are never open to the public except for BAV 2 which is open on weekdays. You may want to consider San Lorenzo, although the price per square meter is higher than the rest of the villages, it's at the heart of the CBD. Security guards personally know the residents and their usual visitors since it's a small village and they keep the same set of security guards. Yun nga lang the houses are relatively smaller and parking is a pain in streets near the Pasay Road gates.

    Valle verde, gitna lang mga 40M to 60M. Sa ayala hts 30-40M ok ka na.

    Have you considered condos? One Roxas Triangle (which is quite far from anywhere else in Makati) or The Residence at Greenblet? If being in the vicinity of CBD is not important, then consider condos at the Fort.

    If you ask me, lots in villages in Makati are way overpriced esp those in within a kilometer radius of Mckinley Rd. Those villages were good ROI back when you bought them in the 50's and sold them now. But right now they give poor ROI for the money and merely serve as trophies or white elephants for moolah strapped sheiks who can afford them. Even North Forbes is quite dark and dim at night. Streets are quite narrow and most of all, a surprising number of old decrepit houses there need to be torn down and new ones built inorder to match the supposed stature of the village.

    diba in terms of pricing, alam ko as far as peso per sqm is concerned, mas mahal sa urdaneta than forbes?
