    Forgot about this thread.

    Umalis na yung nirereklamo kong tenant in this thread. Yung pumalit, ok naman magbayad, nagiissue ng 1yr monthly post dated checks. Pero usually delayed ang pag bigay ng mga checks. Like, dapat January 1 ibigay na mga checks, aabot pa ng almost Feb bago ibigay lahat. No complaints naman.

    Ang new problem ko now is, mag expire na next year ang contract and I don't plan to renew it since may iba na akong plans for the property. Pero nagtayo pa sya ng structure, steel beams and steel trusses and roofs covering almost half the property, without informing me. Hindi pa naman ako napapadaan sa property na yun kaya hindi ko alam may new structure. So I sent a reminder letter na until early next year nalang talaga yung contract nya and I will not renew it, and for him to stop any further improvements to the property.

    So now, naghahanap sya ng mga padrino from his 'club' na kakilala ako, asking me to let him stay and renew the contract. Pero sorry, may plans na talaga ako sa property.

    I have a feeling na mahirap umalis etong tenant na ito. He's doing good business in this property.

    i have a suggestion that will be both aggreable and dis-aggreable, depending on whether you are a fan of half-full glasses or half-empty glasses.

    "mr tenant, i have a proposal. for a 'minimal' increase in rental, i will allow you to stay for one more year."

    "if we battle it out in court, neither of us will come out, a clear winner."

    how about, “mr tenant ill give you money to get out of my property, money that i will spend for litigation if you do not leave the property.”

    haha! ang wais na tenant uunahing bayaran kuryente bago ikaw. pag yan di nakabayad ng kuryente ibig sabihin wala na talaga. tubig nga iiwan pa ng ilang buwan eh kaya dapat may deposit both.

    kung may kontrata pwede paalisin....nasa kapal na lang ng mukha kung magpapatigas. pero kung nakakabayad naman kahit medyo atrasado pwede na.

    to avoid possible loopholes in one's process,
    there is a SOP that lawyers on the air frequently preach.
    i just don't remember.

    it has somethings to do with a demand letter.. a time element.. etc.
