    contractor and architect dapat magkaibang tao...mahirap yung isang
    tao lang...then if your plan is final(blueprinted) hingi ka ng detailed
    specs(sizes ng bakal,number of cements,etc) sa architect para just incase may habol ka..mas maganda
    kung hindi magkakilala ang contractor sa architect....

    quoted by my architect sa 100sqm lot 3flrs is around 3M...building pa lang ito hindi pa kasama yung price ng lot..

    OT yata ako..hehehe pero ok din yung Home na sinasabi nila...hirap mag autocad...hehhehe

    birdkiper ty sa info...swerte mo naman at actual costing lang gastos mo...medyo pareho pa rin pala presyo per floor area ngayon at noong year 2000...sabi kasi ng architect(iba yung contractor) na kausap ko eh nasa 15k na raw per floor area ngayon kapag finished...

    sir ozcity ilan po ang floor area ng 3M na nakatayo sa 100 sq mtrs na lot area?

    sensya na inaalam lang kasi presyuhan ngayon he he

    siguro mga around 90-95sqm flr area...hindi daw pwede sagaran eh..ehheh for safety reason..

    concrete na din yung ceiling ng 3rd flr..para pwede pa ako maglagay ng isang room sa itaas..

    3m / 95 sq mtrs = 31,578 per floor area yikes !!! ganda siguro ng finish nyan sir...sabagay iba rin yata presyuhan kapag 3 floor ang ipinagawa...

    sir sa pinas ba iyan? AFAIK dito kasi 2 meters kasi ang space sa 3 sides ng lote...yung fourth side eh pwede mo isagad...

    yes sir sa laguna pa yan...lumalabas na 800T-1M/flr..kasi more or less 3M ang aabutin...

    correct ko lang computation nyo sir

    95sqm x 3flrs po yun so 285sqm po ang total for 3M

    so lumalabas na 10k+/sqm

    Ozcity is correct. Architect and Contractor should not be one and the same. It is also unethical for an Architect to connive with the Contractor as specified in the Architect's Code of Ethics unless otherwise the Architect renders Design-build services in accordance to UAP docs. Architect is there for the Owner's protection from the Contractor. He sees to it that the Contractor follows the building standards & construction according to plan and specs.

    By the way, the cost of building construction depends on the Classification of the building(class A, B, C, D), character of the building, building type, proximity, and other intangibles.

    A P12,500 to P14,500/sq.m direct construction cost(finished structure) is fairly the standard nowadays for a Class C-D dwelling excluding the 15 to 20% of the total construction cost of the building as Contractor's O.P.(overhead and profit).

    tama sila, hire a professional, kung kakilala mo baka may discounts pa, usually nasa 9-10 percent of the project ang fee nila, pero kung kakilala baka nasa 6-8 or much lower na lang saka mo na lang painumin he..he

    eto ginawa ko, nag hire ako ng architect and nag hire din ako ng foreman para mag direct sa construction (kilala ko ang foreman at nakagawa na ng bahay sa pamilya) and then yung materials ako nag provide,

    every week may sineset kaming goal ng foreman ko on accomplishments.

    12K to 14K per sq/mt ang rising ang taas na ng bakal ngayon compare to january.

    doc, contact mo na lang ako... may construction company kami. kami gumagawa nun mga nakikita niyo na mga houses... tie-up kami with other big companies... bigyan kita ng maganda price. PM me na lang. kung tulong lang sa design pwede kitang tulungan without commitment na magpagawa para hindi ka ma-pressure...

    ozcity, i see...95 sq/mtr per floor pala...ganda pala ng presyo...plano ko rin kasi concrete yung pinakabubong para sa future expansion...ang problema lang daw eh waterproofing nito...kadalasang sakit daw eh mag leak ang tubig ulan papasok...sir could you give me an idea kung pano ginawa nilang finish sa concrete na bubong para di pumasok tubig...

    van sige i consider din kita...sa ngayon acquisition muna ng lupa inaasikaso ko at design ng bahay...

    sir chieffy...hindi pa kasi nasisimulan last week lang na approve yung building permit ko...as for the waterproofing..may nakikita ako dito sa AU..parang plastic material na nilalatag kasabay ng cement for waterproofing...alam na ng engineers/architect natin dyan sa pinas yun..

    try along daang hari dami development ngayon dun. dito sa amin sa gentri cavite meron pa rin mga available projects ng filinvest, san miguel, robinsons, earth and style..etc. yun eh kung gusto mo lumayo sa manila. lapit lang sa SM at Robinsons Dasma lapit pa sa tagaytay. Papuntang tagaytay marami din mga projects dun.

    chieffy: ganon din problema namin sa office, since concrete roof... prone to leaks. sinubukan namin lagyan ng aspalto pero after a few months nagleak din, di lang ko alam kung tatalab yung flexibond paint. ginawa nalang namin... naglagay nalang kami ng yero on top of the rooftop ayun nawala yung leaks.

    I've recently built mine and spent a lot of time searching for a model blueprint. Did not find any that fits my needs. My suggestion is to get an Architect and design your dreamhouse together with him. If possible, use a computer so that you can model/redo as much as you can until you are satisfied. When your specification is done, bring your specs to several contractors for them to bid on it. The architect and contractor ideally should not have any business relations.

    Designing your own house can be a gratifying activity for your family.

    Just wanna clarify something.
    The maximum area that you can build in a 100 sq.m. lot is only 80% of the total lot area or 80sq.m. per floor This is based on the National Building Code. More than 80% of the lot should be considered illegal. Even if you construct firewalls--still the maximum is 80%. 20% is reserved to open space to provide light and air ventillation.

    Lot restrictions depend on the location of the lot if its inside subdivision or in national roads etc.

    Wow! P10,000+ / sq.m. is a very good price considering that the price of aggregates, cement and steel have gone up 20% or more in the last two years. Good find!

    About Waterproofing, there a lots of different ways how to water proof your deck. You can use admix chemical treatments in your cement slab, use of italian membranes sheets, fiber glass flakes and fabrics, elastormeric water proofing applications, cement sealing agents(toro seals), Asphalt sheets etal.

    guys warning, yun ibang contractor bibigyan kayo ng sobrang babang presyo pero hindi tatapusin...

    chieffy, na-encounter nanamin yan mga ganyan, my mom can give you tips on what to do. masmaganda if you guys post your questions na mala FAQ, yun may numbering tapos tatanong ko sa kanya at sa mga staff niya para masagot ng maayos by professionals without paying...

    kung gusto mo lang ng basic na floor plan,pwede yung sinabi ni mazdamazda sa SIMS...game nga lang siya na pwede mo ivisualize ang bahay na gusto mo...pwede dn autocad ewan ko lang kung pwede download un...or better yet ask an architech sila magaling dyan...
