    My soon to be wife and I are planning to get a house pero budget namin is around 1.5 to 2M lamang. Simpleng house lang around 150sqm floor area siguro and we plan to course it thru pag ibig financing. 25 years to pay?

    Tanong ko lang kung feasible ba at may katotohanan ba ang plano namim?

    If yes, how much po ba ang monthly amortization kung sakalli.

    By the way, okay lang samin 2nd hand house (basta walang mumu)..hehe

    Marikina or pasig area houses only ..thanks.

    Para magkasiya yang 2M mo..it should be somehow like this:

    1. Floor Area 150 sqm x 10,000 Pesos/ sqm = 1.5M
    2. Lot Area 100 sqm x 5000 Pesos/ sqm = 0.5M

    I think that the cost index of 10,000 is on the low side..and the cost index for the lot can be lower depending on the location.

    Normally, a townhouse in MetroManila with a FA 150 & LA 100 will be in the vicinity of 4M. Just to give you an idea.

    di kasya. i built a 150 sqm house 6 years ago for P1.4M for my parents. 4 bedroom with maid's room. that P1.4M is actual cost kasi ako saka erpats ko ang nag-manage ng construction and government permits. pag merong contractor syempre 35%-50% mark-up, 12% VAT, etc etc so magiging P2M+ ang price. at that time P110 lang ang bag ng cement, ngayon P190 na yata. as a comparison magkano na tinaas ang presyo, yung roof ng house built 6 years ago (my parents') cost only P65k, tile span roof. last may we had the roof changed on our house (mine, not my parents) and the cost was P120k, long span roof lang ang gamit, same roof area nila. so what more kung tile span. so i suppose building a 150 sqm house now will cost more than double, so say around P3M++ for a new 150 sqm house IF YOU WILL MANAGE THE CONSTRUCTION YOURSELF. pag may contractor ka, add 50-100% to that price. and bahay pa lang yan, wala pa ang lot.

    land prices in the areas you mentioned range from 5k to 15k per sqm, depending where exactly you want to buy.

    di naman 50-100% ang markup. minsan same price lang, kasi masmura nakukuha ng contractors ang materials. economies of scale, they buy things in bulk.

    tama parang di kasya yun budget niyo? for that budget I think ang makukuha niyong house is yun mga low cost housing na sobrang liit....mga 2 flr 2 bd 60-70 square meter floor area siguro oh may maliit pa

    :popcorn: I'll be watching this thread. Ganyan din ang balak namin mag asawa e. It can be a used house pero pwede din bago tsaka thru pag-ibig din since OFW naman ako. May lupa na din kasi kami kaya less na yun sa initial gastos.

    Dont & Yebo: Thanks for the thorough explanation. If this is the case, I'll just settle for a second hand house nalang. My parents got a 200sqm house for 1.7 mil. Hanap nalang ako ng ganun din.

    Exciting maghanap ng bahay but at the same time, nakakatakot kasi hirap magkamali.

    advise lang, check niyo rin muna ang lugar and neighboorhood, malaking factor kasi ito pag nakatira ka na sa bahay mo. dati nung OFW pa ako nag invest ako sa mga lupa, yung mga nakuha ko sa south kasi ang intention ko is to build my house later on, before kami magpakasal ng wifey ko, naghanap kami ng malapit sa area ng parents namin. nakakita kami ng mga naremata ng banko where they sell at "as is where is basis" ito ang binili namin, then pinarenovate nalang namin before we moved in, nasunod pa yung mga ibang design na gusto namin. BTW naka bank financing yung bahay for 5 years.

    mag-loft ka na lang dito sa Ortigas. kasya na yan may tig-2M dito pero yun nga lang bibili ka ng parking sing-presyo ng getz.

    I waste like 2.2K sa fuel per month sa SF ko. pero pag nakabili ako ng loft sa elton ok kaya sa robinson, sigurado 2.2k ko aabot pa ng 2-3months.

    puwede pa ako mag-morning jogging, tapos tumambay sa PSE viewing deck ng hindi nagmamadali. pangarap ko talaga sa future eh nakatira lang sa urban place tapos pa-golfgolf sa nearby clubs, pa-tradetrade, pa-utosutos at stay in one city na lang.

    ^ Yup. True. You also have to consider the location thoroughly.
    1. Is it near a public market?
    2. is it near a good school?
    3. is it near to your work?
    4. Check the accesibility? Transporation? Time of Travel.
    5. Binabaha ba..
    6. Supply ng utilities, like Tubig, Electricity, Telephone, etc.

    More things to ponder about.

    di nga kasya ang 2M kung talagang ipapagawa.
    pero at present nakikipag deal ako sa contractor ngayon:

    estimate nila as per our own design = 2.7M+
    floor area 144sqm
    2 storey residential
    4BR + maids room

    ang malinaw na contract to finish = 1.7M+

    since kami yong unang bahay (just incase) don sa bagong subdivision, sabi ng contractor babawi nalang sya sa mga referals which i think me sense naman.so bale lumalabas nasa 12K per sqm yon.

    Bladerunner: I also considered that pero gusto ko kasi sana ay yung may lupa ako and privacy. Medyo alangan ako sa mga condos kasi you share the same building with others. Pero I also plan to buy one in the future for convenience and for future earnings.

    Vtec: Yung 12k per sqm mo kasama na lupa dun? Saan yang location mo? Baka pwede tayo maging magkapitbahay ah. hehe.

    i did the same thing coz my credit card bill was averaging 6-7k on gas plus 100/day for toll. next year, i'll be moving to a studio type condo in ortigas area. price tag is 2M+ then additional 600k for the parking pero di na ako nag avail since binenta ko na yun auto. i won't be needing it anymore since malapit na ako sa work. pag single ok lang tong ganito set up pero if you're getting married and starting to build a family mas maganda talagang house and lot. ako rin in the future, i want to have a house and lot outside the city preferrably sa mutiparlas area. mas gusto ko kasi lifestyle sa south parang mas laid back. mababaliw ako pag hindi lumabas ng city...

    possible naman yung plano mo...1999-2000 nakapagpagawa kami ni esmi sa Cainta ng nasa 10k/sq mtr na bahay...kailangan mo lang maghanap ng contractor na may presyo pang ganito....ngayon medyo mataas na nasa 12-13k per floor area...depende pa sa finish...

    Lupa muna problemahin mo. Mahal kasi lupas sa MM. U could try Rizl na cguro para medyo malapit pa rin dyan.

    look for a good place and accessible by the way
    nakabili ako ng lupa dito sa amin 200 sqr meters 110 thou lang kaya lang dito sa baguio nakabili , location parang probinisya ng baguio na eh along marcos hway 15 minutes travel time maganda rin ung lugar kasi tabi ng daan mismo ung lupa na nabili namin

    malayo sa city probinsya dating , yun nga lang dapat may sarili kang tsikot pag doon ka titira heheheh..

    sa ngayon tambay lang ung lupa ala pang budget para magpatau ng bahay eh pero at least ang mahalaga eh may lupa na

    sa mga interesado dyan na gusto magkaroon ng baksyunan sa baguio kuha na heheheh may dalawang slot pa ata
