    Yes it is true. You can only construct a building not more than 80% of the lot area. The remaining 20% is reserved for the open spaces(setbacks) of the lot. Moreover, the building construction depends on the type of lot eg. Interior, thru, etc.

    So the rule of the thumb is do not construct more than 80% of the lot area. However, You can contruct more than 80% of the lot if you build a multi-storey building. But the rule still stays in each and every floor.

    eg. 100 sq.m. lot

    You can build 150 sq.m. of building area (80 sqm. ground floor and 70 sq.m. of 2nd floor).

    Also, consider having firewalls if you allow the maximum buildable area in your lot and check for building restrictions in your area.

    Madaling bigyan ang inspector... Pero wag na lang. Sumunod na lang sa batas. May rason kung bakit ganyan. Safety I think or something else...

    pano naman ung dikit na bakod ung bahay. i mean, ung bahay mo bakod na rin? sa tingin ko kasi dapat hindi pwede un e.

    sa amin kasi ginawa ng erpat ko dikit talaga sa bakod. tapos un, nagkaroon ng bahay sa tabi namin. dikit din sa bakod, nangyari tuloy wall to wall kami. e ang masama diyan ung kabilang bahay walang contractor, ung tipong nag hire lang ng mga karpentero. nangyari tuloy, bumabagsak ung side ng bahay namin na nakadikit sa kanila. puro crack ung kwarto ko. tingin ng erpat ko mahina daw ung foundation ng bahay, nangyari tuloy nakasampay sila sa bahay namin. tsk tsk. natatakot tuloy ako pag lumilindol.

    Uy, hindi sila dapat makigamit ng wall ninyo. Dapat may sarili silang wall, unless lampas yung wall ninyo sa property line ninyo...

    hindi naman lampas ung wall namin. sakto lang talaga sa bakod. firewall kasi. e ginawa nung kapitbahay namin ganon din. dinikit sa firewall ung bahay nila. dikit talaga. hehehe. yan tuloy para kaming apartment. e mahina ata ung foundation nila, bumababa ung bahay nila, damay tuloy kami kasi nakadikit. ung amin naman matibay foundation kaya tuloy ung sa side lang na nakadikit sa kapitbahay namin ung bumababa. puro crack tuloy bahay namin.

    kaso kakilala ng erpat ko, nahihiya siguro magreklamo. kaya hinayaan na lang.
