On paper it's 14T / square meter ... how much is the value if you were to liquidate it now ...

We are still going to make money if we are to liquidate it now, like around 30% of the value we paid for it.

All the lots within the phase are already sold out. Avida started a new phase and it costs around 30% more for the same lot size.

Would you guys suggest to invest a portion in stocks or any of the equity funds? Down ngayon. Just not sure if it bottomed out already.

If you are not well versed sa stocks, do not enter now. Mahirap ang bottom fishing. Trust me. Biktima ako niyan hahaha
Wait for signs of reversal before entering.

Sa fruit farm kailangan mo diyan mapagkakatiwalaan.

At pag kumita ka eh tatabo ka ng kwarta. Tapos pag marunong ka pa sa organic farming eh lalo wala gaano expenses.

And right now foreign countries are buying farm lands to feed their people. Darating panahon yung mga hectarya lupa dito eh may-ari foreigner.

Pero ang problem lang doon sa sinagguest ko like quezon province eh New Peoples Army. Revolutionary Tax.

A friend told me that owning a business is not like a normal job. It's a 24/7 thing and requires full commitment.

He quit his job long ago and ventured into the laundry business. He is the owner of Suds Laundry.

True. Had a 20 unit icafe some years ago open 24x7. Pinasara ni mrs kasi hindi na ako natutulog as I covered the night shift at work pa sa umaga. Pati sunday nadamay. [emoji25][emoji25][emoji25]

How about investing in a condo+dorm+hotel unit near a university? You buy the dorm-type unit thats fully furnished with 2 bunk beds and they take care of the management, promotion and rental fees already. Profitable kaya? They say they have 100% occupancy all year round sa taft building nila

not so much, po, in my opinion.
a 2.5M unit might rent at 15-20K a month, if the demand is there.
i find it hard to imagine demand, when there are several hi rises, all condos, in the area.
or course, there are always exceptions.

We have a P2M+ one-bedroom unit in Green Residences beside La Salle. It was turned over to us two years+ ago. At ngayon pa lang nay magrerenta. Almost fully furnished na, laki ng gastos. P15K rent a month. Kulang pa sa monthly amortization sa bangko.

Mas maganda commercial space/units. Mabilis iparenta, nag-uunahan ang mga gustong mag-rent. For a P2M+ commercial unit, rent at least P20K monthly. Bare unit, no need to furnish kasi ung magrerenta ang mag-aayos depende sa negosyo niya.

For passive income, pwede na rin, at 11 months/year or 165k, pwede na 8% return. or 7.5% return at 10 months/year.

land grab should always be a priority.

if you have a stable income, let that 2m serve as a downpayment for a 4+m property for example.

build build build program by the govt will give many opportunities for land owners.

one of my friends own several properties in Isabella and he is now prepping to retire [emoji6]
