I’m 28 years old with no own family yet
    1. Buy a pre-selling town house (but medyo nasa malayong places) then ipa rent.
    2. Buy a pre-selling condo then flip it once turnovered
    3. Invest in mutual funds- with the past years, almost 20% yung return
    4. Invest in UITF
    5. Buy franchise
    6. Buy a studio unit condo then start iparent
    7. Just let it sit in a bank pa rin. My parents once told me na wag padalos dalos to invest
    8. Invest in fruit farm
    9. Any other opinions?

btw, I’ll be investing single handedly (without any partners) so I’m not sure if franchise is for me since it requires na nakafocus ka sa business (correct me if I’m wrong). I also have full time job and plans to career shift in the future so my monthly income might deeply decrease. With the 2M I have, I want to somehow generate more income aside from just letting sit it in the bank.

Id go for 1 or 2 depending in the location. Real estate is much safer than your other choices imho. There is capital appreciation and rental returns. #6 am not so hot for because there is a glut of studio units. Get a 2 or 3br or the townhouse.

    Do a combination.

Re: sa UITF or mutual funds halos same lang din naman yan in the end, pero read up on cost averaging. This is to avoid 'catching' the market when it is high and ready for a drop.

With regads to real estate investing, I’m working kasi on MM, but I live in province with my parents. Where do you think should I look to invest, sa MM or on my hometown? Sa MM kasi, I do not have any plans to settle in one location yet as I am job hoping to different CBD (Makati, Ortigas, BGC, Eastwood)

No. 3, low yield, fund parking and easy to liquidate once you find a better investment.

matutulog pera mo sa condo. At 2million hanggang studio to 1bedroom. 10thou to 15thou lang kikitain nyan.

Invest mo sa fruit farm yan bandang quezon or batangas.

Thanks for the idea, I’ll add it on the choices. Paano ba kumikita yun? If ever I purchased a fruit farm, then what? Would I hire farmers or ipaparent ko rin sa iba? Can you please tell more details

And also, in case of townhouse, marami bang family or workers ang naghhanap ng townhouse for rent lalo na if nasa medyo malayong lugar? In short, is there a demand in townhouse for rent? I’m pretty sure kasi na maraming bedspacer ang naghahanap pag condo then malapit sa place of work nila. Pero un nga, sobrang liit ng return. And ROI is also too long. Pero not sure sa townhouse

mag-travel ka around the world, say 30 days US, 60 days Europe, saka tig 1 week sa Japan Korea , then 5 days each sa Singapore at HK

then pag kaya pa get the Mediterranean trip: Turkey, Greece, Jerusalem

Rentals...oversaturated coz of the influx of new condos...if 2m is your budget, chk the roi 1st..when doing research, always do the numbers ng worst case scenario...we used to rent out bedspaces in espana in 70s and 80s, female/students only, its a hit or miss..ill give you a tip...there is a condo being built infront of lasalle dasma, pre selling sila ngayon..

i would buy two units, beside each other.
i might get the urge to "connect the two" in the future.

The same Case i had last year, i live in a province - doon ko nakita na pwede akong magtayo ng rice mill business - now i am receiving money of returns from what i invest and at the same time receiving good salary from where i work. my wife is running the business, if not then someone from your family or relative to run the business. base from this you can look other way around na in the future kahit hindi kana magtrabaho para sa iba dahil boss kana.
