    Guys ano po ba ang mas mura, getting a lot and building a house or getting it from real estate companies like filinvest, crown asia, etc? Both are on installment basis.

    Me and my kumander are planning to get a house na for future purposes. Yung tipong pang three family members lang. In the meantime, while we're not yet married, we plan to have it rented out para mas maliit ang amortization.

    Whatyathink? :confused:

    If it's okay with you and your wife-to-be, since you guys are not legally married pa, better put everything in paper.

    Meaning, bawat pera na lalabas from you and your kumander eh kailangan nakalista.

    IMO.

    Mahal kapag kumuha ka from a real estate company. Buy directly from a seller then finance it through a house loan (from the bank or pag-ibig).

    Btw, saang location ka ba tumitingin? Dito sa may amin mura lang (village namin nila FrankDrebin). Mga 1++M may house and lot ka na. Mga around 300 sqm and above na yun.

    both ways have their own pros and cons. if you have a lot, you will have to do more things like, fix the permits, supervise the construction, look for cheap materials, get a good contractor, but the good thing is, you will get the house you want and materials and specs you are looking for.

    if you get a house & lot, its a little bit more expensive, but usually the work is guaranteed. and some companies have payment schemes better than getting a loan from the bank.

    Problem ko kasi is hindi ko kaya ang malaking payment schemes. Paano ba pag sa bank? Lets say mga 1.5 M ang cost ng house. Kasi sa Real estates merong around 10k-12k per month eh. Do banks have this kind of amortization also?

    djerms: bro..im not sure with the payments of loans from the bank...pero..you can also try gsis loan...cheaper yata and longer terms.

    or an officemate bought a condo..rfo. and payment is like P18k a month..pa rent ninyo mga 12-14k oks na yun..pero..condo nga lang...its near c5/taguig area lang nga.

    whatever you decide pare, just make sure you can get it through Pag-ibig (HDMF), if you are a member.

    sayang ang iyong monthly investment sa pag-ibig if you don't use it. if i were you, you should drop by your nearest pagibig office and consult with them.

    i am buying two adjacent house and lots sa isang housing dito via pag-ibig. i opted for 10 years for one and 15 years for the other. Fixed ang interest rate pare. 10% per annum tapos monthly ang computaion, so if you have an extra 5000 pesos, you can just tell them to reduce your principal by 5,000 pesos and your term will decrease.

    minsan lang tayo tulungan ng gobyerno pare, try to take advantage of it.

    usually you save money by buying a lot and constructing the house of your dreams. also, built houses tend to leap in value very quickly.

    it's also built to your spec - you're sure the construction is done exactly how you want it, and you spend all your money only on the features you want.

    hassle nga lang.

    IMHO.

    If you have time, try building your own. Iba pa din pag ikaw kasi lahat ng designs na gusto mo pwede mong gawin. Masakit nga lang sa ulo sa dami ng haharapin mong problema.

    You can also look for a direct seller as what M2 suggested. It'd be cheaper than buying it from real estate companies.

    Or buy it from real estate companies. The advantage is good location, complete amenities at madali ang pag process ng mga papers. The disadvantage is it'd be much more expensive, but it saves you from all the headaches of building a house.

    then build your house pede rin financing ito.

    IMHO
    pag pinaupahan nyo muna expect na marami ka uling paayos doon kung gusto mo ng tirhan

    saka di pa kayo kasal kung sharing agreement dapat in papers youll never know

    I'm not 100% into building my own but from what you and my officemates are saying, mukha ngang mas may advantage ito rather than getting from a real estate. Oks lang sa akin ang kaunting hirap, basta hindi ako magsisisi sa huli. Thanks for the tips.

    As I've mentioned earlier, in paper po talaga lahat. Kung ipaparent po namin, baka hindi ko muna gastusin lahat ng money. Just enough to make the house liveable for those who will rent the place. I am thinking kasi na sayang din ang kikitain, pangdagdag sa monthly amortization din yun. Thanks.

    Thanks for the tip bro. Pina-increase ko na rin ang monthly personal contribution ko para mas malaki ang mailoloan ko. I might opt for the 25 years. Oks lang sa akin yun coz nag aapreciate din naman ang cost nung house ko if ever.

    ang ok sa house n lot package yun mga paper work is done by the realtor. unlike kung magpapatayo ka, ikaw ang bahala sa building permit, kuryente, tubig and also if you are going to cut down trees, you'd have to take to the counselors, atty's etc. and beleive me, ang hirap lumakad ng mga papeles! sobra hastle lalo na pag gov't yun kausap mo.

    disavantage lang sa house n lot package is that from the exterior to the interior, you don't have a hand on its design. as it is when you buy it. there are some house n lots that are bare para easier to customise inside. if you have money pwede mo gawin yun gusto mo. also, ibang house n lots di ka pede magmodify sa exterior for some developers and subdivisions. so it might be something you'd like to look at first. meron din naman house n lots that are already so nice, so plush and sobra ganda quality its just the furniture you have to buy.

    meron din iba, lot yun bibilhin mo pero yun design na ipapatayo mo idadaan mo pa sa head office ng realtor kase iaapprove pa nila yun design. in a sense, limited din freedom mo. iba kase gusto atleast malapit sa design ng house mo yun model house nila. labo! hehehe

    minsan din kase depende rin sa location ng lot na bibilhin. maganda yun sa loob ng subdivision para may security. yun iba minsan kahit hindi na subdvision yun lupa, masmura pa. atleast you'd have more money to allocate to your house.

    yup, i also increased my personal contribution to Pag-ibig, but only when i knew what amount i had to have to purchase both lots.

    how does pag-ibig and/or bank financing work ba? do they loan you the full value of the house&lot you're gonna buy or up to a certain percentage lang (70-80%perhaps)?

    just want to know kasi i'm planning to get a housing loan as well.

    usually its just a percentage. kadalasan sa banko up to 70% lang. you would have to shoulder the 30%. i think pagibig offers up to 90% or even 100% of the total project cost depending on your contribution i think.

    regarding the topic, i'd suggest buying a lot and building a house. it is cheaper but as they said, mas mahassle becuase of the time and effort you'd have to sacrifice. but you could also look for contractors that handle everything regarding the construction of your house. this would cost a bit more compared to handling everything but still less than purchasing a house and lot from a realtor and you still get the design you want.

    ganun din naging dilemma ko dati. pero nung nagcompute ako, sobrang laki talaga ng mark-up ng mga developers. so i decided to get a lot instead.

    naku, di ako sure sa details. it's best to drop by the pagibig office nearest you. Malaking tulong ang pagibig. i would go there first before approaching the commercial banks.
