    Tanong lang mga tsikoteers regarding sa apartment namin. May tenant kami 3 months ng di nakakabayad ng renta, tubig at kuryente. Pinaaalis na namin at ang sabi hindi daw sila aalis hanggat wala silang malilipatan. Ang problema wala nga silang perapano sila lilipat. Ano b procedure dito? pwede na ba ipapulis mga to? force ejection? wla nga pala kami contract.

    [SIZE=3]1st thing to do bout this is to go to your barangay and report the matter. after the barangay if and when the matter is not yet resolved your barangay will assist you to your nearest polece station... [/SIZE]

    walang magagawa ang police dyan.

    Wala na sa jurisdiction nila yan.

    Awayin mo at magsuntukan kayo yun pwde pa may pakialam ang pulis.

    yan ang problema sa mga paupahan.if you are really desperate, paputol mo muna supply ng tubig and electricity.wala ba naman bang contract or any agreement bago sila nagrent?

    not very sure but ang pagkaka-alam ko is ipapa barangay mo yan.

    kung hindi ma resolve sa barangay level, pwede mo yata ilapit sa munisipyo yan (don't know kung anong branch ng munisipyo) until ma resolve amicably.

    Kung hindi, dapat magpadala ng sheriff ang munisipyo to evict the tenant or something like that.

    itali mo yung alaga mong doberdog sa gate.

    pagawa mo yung roof, pero hangang baklas lang ng roof at hindi i-install yung new roof. rainy season ngayon hehehehe!

    yayain mo ng inuman yung mga maton sa inyo, dun kayo sa harap mismo ng front door. di ka nila pwede pigilan, property nyo yun e. magdamagan na toma. mas magulo mas ok.

    pag ayaw pa din umalis ligawan mo yung anak na dalaga. nakikibahay na din lang sila e di gawin mo ng official.

    bro. baranggay lang yan. pero sinasabi ko na syo wala ka magagawa hanggat ayaw nila umalis.

    tatagal sa baranggay yan most probably 3months kasi tatlong hearing yan eh.

    pwede nya hindi puntahan yung dalawa at sa pangatlo, mangangako lang yan.

    sori bro masakit talaga yan kasi may tinatawag na rental law at pabor yun sa nagrerenta.

    Been there pare. Negosyo kasi nag parents ko rental nang mga apartment at commercial,

    Problema pa wala ka contract.

    Great forumlandia.

    Glad I found this as I am planning to build a four storey rental property in QC..
    Nabili ko etong existing 4-dr apartment yrs ago but the wooden structure reached end-of-life...
    Planning this in preparation for retirement which is about 10 yrs from now.
    I am currently settled abroad and am hoping I can afford the equity portion and (bank) finance the remaining.
    I am hoping too that my brother(s) can manage the project from "build" to "operate".
    My two brothers have some experience as they themselves have built their own rental property in QC.
    They agree to handle the project and I am willing to compensate them for their time during construction and after.
    Medyo kabado lang ako due to my distance which is like a "remote control" mode from construction to operation.
    Mura na ang longdistance phone calls but there is no equal to my physical presence..

    Feasible kaya ito..

    Howabout construction cost, magkano na kaya per sqm. I heard it was about PHP12K to PHP15K last yr.
    If the lot is 200sqm, what's the max floor space I can use -- 80%of200?
    If ground floor is purerly parking and above it is four floors, baka kulang 9Million (building lang).
    Appreciate any comments/insights. Maraming salamat... and more power..
