I did not watch the video, but I think it's standard for a lot of houses to have bedrooms similar in size to condo bedrooms. Most master bedrooms can at most accommodate only a queen sized bed, cabinets and tv/dresser space. It follows that the other rooms can only fit a single bed and a cabinet. And yet some still a have a maid's room, imagine how big this is. And btw, I noticed the video is titled, starter home.

The house is poorly proportioned. A 155 sqm house should be 3 bedrooms + maids, considering that figure includes a portion of the parking and the balcony. The stairs under the sofa is also unsafe with the bottom of the glass panel exposed.
The clearances are also too tight. It would be uncomfortable to sit in the dining area. The owner wanted too much from a 120 sqm lot.
The size of the bedroom is basically how a drivers room would be.

even the presenter almost had to move sideways, going past the dining table.
it reminds me of a ... dollhouse.
but hey! it's live-able.
maybe the buyer will eventually want to knock down a few walls.
i wonder,

I had to go back and check on the sofa and you are right! I know there is a superstition na dapat walang dining (or living area) under the stairs. Superstitions aside, it does make sense! Nahulog na lahat ng dumi at nasilipan na yung umaakyat. I dislike stairs like that na hindi solid - is that called floating stairs?
I also noticed the dining room, halos dikit na sa wall yung chairs, even the master's bathroom tub makes me feel claustro.
Bihira ako maka gusto ng bahay sa real estate videos, I guess stuck in the 70s/80s pa rin taste ko? I like the combination of wood, stone (esp large adobe), steel and big furniture. Thinking about it 90% of my relatives and friends live in homes that were built in the 60s to 80s kaya siguro hindi ako sanay sa new design.
I am also amazed with how architects now could do so much with lot sizes, mostly I see lots in the 200-300 sq m range ang laki laki ng tignan. Parang lumiit na yung average size lot ngayon (compared to the 90s and below)?
Yes doc. Maraming portions that the host had to walk sideways. Mahilig din maglagay ng table yung owner kung saan saan e hehehe
Siguro nga doc yung owner lang ang nag gawa ng partitions sa bahay

I watched the video and hindi nga balanced ang design, too much aesthetics sacrificed room space and the lack of windows indicates lack of planning or maybe it was an expanded small house before. But what hit me was how he terminated the stair handrail, had I seen this video, I would have done the same in mine. Parang pugot ung akin.

Does anyone here watch Tiny House Nation? House downsizing series that is basically a middle finger to lifetime mortgage commitments in the USA. I don't think I'll ever be able to go as small as those guys but it does remind me about the value of right sizing. Personally, having a nice, big house loses its luster pretty quickly when you have to pay most of your working life's spoils on it.

February 7th, 2022 10:14 AM #229i watch Paolo from Tokyo's series of "A day in the life of a Japanese xxxx". it usually starts with the subject waking up in the morning in his/her living space. their living quarters are very small. watching it, just gives me reason to appreciate our bigger dwellings here.
i suppose,
the satisfaction and enjoyment come after the last payment.

February 7th, 2022 10:19 AM #230I enjoyed a lot of my mortgages even when i was paying for them. Different strokes different folks.
In my case, i got to live in them, see my kids grow up in them, make memories in them, had a ton of laughs and drinks with friends in em and watch the investment grow at the same time. Definitely worth the ammortization in my personal example.
