Planning to put up a car repair shop business and we will start first sa mga diesel engine kasi yon ang expertise ng brother ko.
We are planning to buy at least 300sqm na lote then patayuan ng building as a shop. Cavite area ako at naghahanap ako ng mga lote along paliparan sa dasma para along the road na rin. Mga magkano kaya ang aabutin sa pagbili pa lang ng lote, then 500k-700k naman para sa shop building. Plano namin may tatlong lifter one is hydraulic. Sa mga tools ay marami kilala ang brother ko na makukuhaan. So ang pinaka issue ko na lang ay lote at lugar.
Sa 3 million peso kaya ay maipatayo namin ang business?

siguro, mas maganda i pencil mo lahat ng investments mo to see kung kakayanin ang budget mo and as much as possible, try to stick on it. mahirap masabi dito eh.
also include sa budget mo yung papers like registration, business taxes and permits and BIR registration. kung may employee ka, siguro mas maganda, i pencil mo din yung mga at least 3 months salary and government mandated benefits nila, tapos mga supplies and tools na kakailanganin mo. also include in the budget signages and other marketing materials.

February 3rd, 2015 06:44 PM #3A practical question to ask operating in an environment where almost everything is regulated, "Do I comply to run this business at the expense of my revenue?" or "Do I go the recovery of my investment first?" Laro o diretso o diskarte?

February 3rd, 2015 07:37 PM #43m might just be enough para sa lot. You are buying commercial lots which can cost 10k/sqm upwards depending on how good the plot is.
I too was looking for lots along Lasalle stretch or nearby as my plan is to open my main business branch here as it is closer to home. I have no success so far as most just want to lease it.
My first suggestion is go to the banks and ask for any available lots for sale sa along the area you mentioned. There are quite a number for sale when I ask last month but its not the place for my business.

Don't buy the lot first... better to lease if you ask me. Unless it's really cheap or you have long term plans for the lot later on aside from an auto repair shop.

Tapos sa materyales at labor para sa patatayo ng building.yon ang mahirap estimate.eh bakod at gate pa lang para sa 300 sqm na property,madugo na.Pag aralan muna mabuti yan,sir.

February 10th, 2015 10:16 AM #7baka kulangin yun 3m for a 300 sqm area plus building. wala ka pa tools, tao, supplies. kung may talyer dapat may auto supplies ka plus yun mga necessary permits. sa umpisa tumal yan as you are just starting to build rep tsaka pa lang papasok ang clients
i agree with this approach. masyado malaki capex mo kapag hindi nag-click. mahirap na mabawi ang inilabas na puhunan. tutulog pera mo sa building at lote. para naman makapagpatayo ng bagong negosyo eh kakain ng additional funds. so minimize mo muna capital expenses mo as much as possible. kapag nag-click at may reputation na yun shop saka ka kumuha ng lote..

Kung bibili kaya ako sa loob ng aming subdivision another 2 or 3 lot (maybe 120 or 150sqm) pero dapat magkakatabi para malaki ay isa rin magandang plan. sa mga permit naman ay wala siguro gaano problema kasi may kumpare ako na business nila ay about sa permit so nakausap ko na rin sya at handang tumulong, of course babayaran ko sya kasi business yan at walang kumpare o kamag anak maybe may discount lang.
I saw sir gary quizon shop (retrofit.net) ng ipagawa ko yong ilaw ng kotse ko at doon din ako nagkaroon ng idea na basta may reputasyon ko sa business mo di mo na kailangan humanap ng magandang pwesto kasi talagang pupuntahan ka. Saw some vacant lot there also along my way home pero siguro mataas ang preyos doon kasi malapit sa BGC.
Keep your suggestion coming sir/ma'am habang nasa stage pa ako pag aaral ng business na ito.
