    Am planning to put 70% of my emergency savings on cemetery lots.

    Sell it after several years of keeping, is this a good idea for investing or not?

    A year ago kasi, 52k lang ang single lot dun sa cemetery na kinunan namin ng lote now 72k na, kaya napaisip ako.

    Its still a popular investment sa province... we bought two for my great grand mother and grandma. They're side by side. Takot mom ko kasi meron vacant na katabi hahahah

    Mentaledad na talaga ng karamihan yan, lalo na mga nakatatanda.
    Pero at this age, very practical na talaga ang i-advance mo na dati ang paghahanda sa mga bagay na yan para na rin hindi na masyadong ma-stress pa ang maiiwan 😄

    Better yet, develop your own cemetery/memorial park. Buy a land say 2M per hectar , less 25% ( for road, sidewalk, spacing) that's 7,500 sq mtrs of land left x 50,000/sq mtr when sold = 375M per hectar. All you need is fencing ,few road construction , drainage, trees & lots of bermuda grass.

    i was talking with my cousin while we're at wake with a relative. with this memorial chapel/s they charge the burol * 9K/day, that burol lasted for 9 days because the family are waiting for some people to arrive from abroad. that's 9 x 9k = 81k
    i told my cousin, if there's enough money and a modest parcel of land,,, why not? and he agreed.

    personally, i would invest 70% of my savings in mutual funds, stocks and bonds.
    tingin ko mas ok ang yield.... mas liquid ka pa in case you need cash. madaling i dispose.

    Nowadays, hindi lang ang mabuhay ang magastos, ultimo ang mamatay sa pinas isang napakalaking gastos na rin 😄

    Hmm. Mukang ok ang investment na ito. Pero it take years bago gumanda ang price. Pero alam ko may binabayaran din yan sa sa monusipyo.. cost yun.. plus panu kung may na libing na iba doon or natirahan ng squater panu papaalisin yun..

    Never mangyayare na matitirahan, its a gated and exclusive guarded cemetery. At siempre if it is for sale kelangan wala pang nakalibing.
    Mabilis lang din ang proseso ng bentahan, deed of sale lang at walang taxes to pay pagkakaalam ko. And each lot has its own title na inaaccept na ma-mortgage kahit sa tao-tao lang pag kelangan mo talaga ng cash.
    Mukhang mabilis naman ang appreciation ng value, last year na 52k/lot now 72k na.
    And besides, investment nga....so dapat talaga ang iinvest mong money eh yung willing to wait.

    Pagkakaalam ko wala itong kelangan iaapply for taxes, will still try to clear it all sa office nung cemetery next week.
    Each lot is only 1 x 3 mtrs only, last week i paid in cash 1 lot and took beside another lot for 2year installment for 3k, this would be our personal.
    Am trying to convince wifey that we should take several lots for investment habang hindi pa puno, and to be sold in later years. Wifey still not say yes, asking me a week for us to study everthing about this.
    Just giving my wife her share of marital rights 😄

    walang real estate taxes ang cemetery lots. grabe naman kung pati yung patay magbabayad ng tax ano hahaha! at alam ko wala din capital gains pag binenta mo. ang contract sa cemetery developer is "perpetual" care of the lot. isang payment lang and forever wala ka na babayaran. meron sila trust fund to pay for the maintenance of the place. the logic behind this is "paano pag wala nang kamaganak yung namatay, pababayan na lang ba?" the answer is NO, obligated ang cemetery developer to maintain the place.

    yan e of course kung ordinary lawn lang ang gusto ng mayari. some (like us) gusto alaga yung bermuda grass so meron ako binabayaran na P300 per month na nagme-maintain ng grass. pag mausoleum meron din dun mga nagme-maintain na naglilinis every week para pag bumisita ka e hindi puro alikabok. at nagdadala ng water pag undas para may water pam-flush ng cr kung may cr yung mausoleum. di kasi kakabitan ng MWSS ng water yan, igib-igib system lang.

    Mas ok ma clear muna kung walang payment yearly ang isang lot. Kung baga walang yearly due... if walang babayaran. Mahusay na investment nga yan. Walang cost..

    i concur.
    because they already over-charged us in the selling price, to cover the forever maintenance, etc...
    i mean, 'twas like buying a residential lot in an exclusive village.
