    Best to check out the development well first and if you do decide to buy, choose a house na yung afternoon sun isn't facing your favorite areas of the house (i.e. garage, lanai, livnig area, etc.) just as well; grabe yung araw sa Pampanga pag summertime. Problem sa San Fernando town proper going down south to Apalit is the inadequate drainage system in some portions. I remember last year when it rained for several days, daming baha, yung house ng in-laws ko malapit sa bayan ng SFO, naging island. Hopefully maayos ng dredging and roadworks na pinagagawa ng gobyerno.

    Problem with Bulacan is the lack of wide roads interconnecting the towns and NLEX. Pati main highway, makitid.

    Sa Pampanga, between San Fernando and Angeles City, maraming developments. You already have Robinsons, S&R, Waltermart, SM, and Ayala in the place. Mas mura pa toll ng NLEX as compared to SLEX. Yung Marquee subdivision ng Ayala actually sold very well and i know certain large companies are buying up tracts of land in the SCTEX - Clark - Porac corridor.

    Yep, I will check the place out more closely. Just scoping out too kung ok ang developer and madali kausap. One reason I thought about a ready made place is convenience. Para finishing na lang and other minor stuff but at least the structure is there already. Samahan mo ko minsan. Pasyalan natin. I'm not really in any sort of a rush kaya may time to weigh options and go around checking the sites.

    True, one big factor to buyers nowadays is a house/condo that's ready for occupancy. Important lang to be able to evaluate the build quality/design and materials to avoid any problems in the future. Another thing to look at is how wide the roads are and your proximity to your neighbors as nagiging cause yan ng problems later on, lalo na kung neighbor mo mahilig bumili ng dambuhalang kotse pero kulang naman sa parking at common sense.

    That's exactly why my friend is not moving into their Camella Home unit in Cavite, napansin nila na yung neighbors ay nagiging asal skwater. Hirap to deal with or coexist next to She'll rent it out or sell it and they'll buy at another area instead.

    x2 sa corner lots. I also like it where you can buy two lots back-to-back so you can have a nice, big lanai/garage/garden at the back with a ninja mode exit.

    ^ kung sa cavite na villar development i think iyong cita italia project nila ang mag-cater sa mga b to upper c market. i mean i've been there, invited to play tennis there and i've been introduced to residents there and they're pretty much ok and relatively upwardly mobile.

    o nga pala, meron din sila sa dasmarinas sila na residential project pero carribean iyong theme. i forget the name of the village

    buhay pa ba iyong globe asiatique flagship project nila sa pampanga? the one that got embroiled in the pag-ibig fund scam where the honorable rep miro quimbo supposedly sullied his name?

    At dahil nga maliliit ang area ng mga lote,- isasagad kaagad iyan ng kapitbahay mo.....

    Anong easement-easement? Firewall to the max ang mga gvngg*ng. Kaya tuloy,- wala nang hangin na lumulusot sa mga bahay.....

    consider mo rin yung pag process ng title sa villar projects doc. Experience ko langsyak inabot na ng 6 na buwan yung pag ayos ng papel di pa nabibigay sa akin yung titulo.

    Apalit-Macabebe side ata yung binabaha. Last May 2011 nagpunta kami dun, yung baha starting from Apalit Market hangang bayan ng Macabebe yung driver nung van na ni rent namin pinagpapawisan at mainit ang ulo habang binabaybay namin yung baha.

    I think development in the south is better specially in Laguna area, I've heard good things about Nuvali.
