September 6th, 2013 10:12 AM #41pero may nabasa ako dati 2 weeks ago...ung sa 5hectares limit, eto ay pag ang agricultural farm mo eh using rice and corn crops....otherwise, 7hectares....pero need to confirm pa..
may nakita ako samin 12hectares kaso problema ko although mura cya, wala cyang established na legal road of way...pero plan ko padin kunin kasi mura at pwede naman sgro pakiusapan ng maayos ung mga katabing lote..

Yan din problema ko sa isang nakita ko na lot, 20 hectares pero walang right of way. E paano ako pupunta dun kung may nakatanim dun sa dadaanan ko, di ko naman pwede i-back pack ang 64,000 na mahogany seedlings.
2.5m x 2.5m din balak ko na spacing, masyado kasi malapit ang 2mx2m lang e. Baka nga 3x3 pa. Saka hindi square pattern gagawin ko, di efficient. Hexagonal pattern, triangular 2.5m x 2.5m x 2.5m spacing. Sa square makakatanim ka lang ng 1600 seedlings per hectare, sa hexagonal 3200 seedlings per hectare, double the number but same distance between trees.

September 6th, 2013 12:49 PM #43laki nun sir ah 20 hectares..meron din samin 24hectares w/ title mismong tapat ng highway at may 1.2km na frontage...kaso medyo namamahalan ako ksi meron pang additional na 15 hectares na kasama sa package pero ung 15 hectares wala pang titulo daw at nilalakad padaw sa DENR...ang hirap nun kasama cya sa babayaran ko na per SQM...ano sa tingin nyo?iniisip ko kasi baka hindi i-award sakin un ng DENR kasi parang naka certificate of stewardship lang...
tama ka dun sa point mo sa right of way..ewan ko lang pero naiisip ko kasi baka pwedeng pakiusapan ung ibang mayari ng lote na magsetup ng road of way...wala pako experience sa mga ganyan so dko lam if ano or pano magreact ung iba...

Right of way is a right (hence its name). You just have to go through some legal process with the ending that you will have to BUY the area of land you need as a road. You will negotiate your offer vs the area the owner is willing to let go with its corresponding price. If you aren't willing to buy, then you don't get any road (AFAIK).

matakaw sa tubig ang gmelina pag kulang hindi din lalaki ng maayos. rubber tree at niyog ang karamihang itinatanim dito ngayon mabilis ang ROI at tuloy-tuloy.
