Evaluating a location for a gasoline station

Hi guys, I'm considering of setting up a business for a gasoline station dealership. I would really appreciate it if anybody here could share on how to evaluate if a probable location for a gasoline station will be profitable or not. Is it just a matter of counting the vehicles that passes by, and knowing how far the nearest gasoline station is? Or are there other things to consider.
