    Agree with dr. d...it depends on a lot of factors.

    1. Location location location
    2. Your own motivations ... do you want capital appreciation? Something to bequeath to your children? Do you want rental income? Will this be your primary residence?
    3. Your finances....do you want to finance the unit thru rentals (risky), or do you have the cash and can afford to wait for good renters
    4. Are you buying at pre selling rates or at developed prices already
    5. Time horizon....how long are you willing to wait for your investment to pay off? Are you happy with paper gains? Or is cash king?
    6. The developer track record...are you going with a developer who is desired by the market? Or are you gonna go with lower cost and less popular developers

    Different answers to these questions will dictate whether investing in a condo is a good idea for YOU.

    Not really about Lancaster, but more of it having already a title. Grabe ang tagal mag issue ng title ng developers, based on what I read online. Ako mismo, fully paid na nung 2018, mag 4 years na wala pa title. Ok lang sana kung sasagutin ka na in process, or may update sa progress, pero wala. Walang sumasagot sa email. Nakatayo na at lahat ang bahay namin and more than 1 year na kami dito. Nakakapraning lang if something happens to me, my family is not very familiar with legal process. Developer is Empire East.

    nag-re-reply naman DMCI sa amin, after 1 year.

    So fully paid kami last year, then they replied this year na kailangan nila ng 1 year to process our title

    Pero I agree, without the condo title, we cannot use the unit as a collateral for loans.

    Ok naman experience ko with DMCI. I got the titles right after all the requirements were completed. The best experience I have is with Ayala (delawan eh!) as they have a smooth process in turning over the properties and CTCs. Bonus na un nice kit. The worst is Robinson Land. 2017 pa paid in cash ang unit and parking hangang ngayon wala pang CTC.

    Isn't Lancaster developed by Pro Friends?

    nakowh deadmahin nyo yan profriends. Ilan beses ko napanuod nirereklamo.

    at kung invest kayo condominium papaupahan check nyo area kung madami umuupa. Yung inoffer sa akin sa taguig ang dami bakante ngayon pandemic. Ok pa naman may parking, seperate laundry area. Kaso pag walang umupa 3,800 ka monthly dues. Kung nasa trueQC yan patulan ko kaso walang 2.8million dito ganyan kacompleto low-rise.

    Imagine may dalawang kwarto, may paradahan, may sariling labahan pero walang umuupa sa taguig.

    Dito trueQC pinakamura nakita ko 4.1 milyon 2bedroom may balcony pero wala parking wala laundry area.

    2.8M na low rise in Taguig? sino developer nyan?

    I think more than 60K/sqm na ang condo sa Taguig outside BGC

    ^my personal opinion.

    very important ang developer.

    Yung first condo namin was under New San Jose
    Nag AirBnB na din ako ng Ayala and SMDC
    Presently staying sa DMCI
    I have friends staying at Robinson's Land, Megaworld, Rockwell and Federal Land.

    Property management alone, malayong malayo ang SM and DMCI sa New San Jose.
    Syempre, as you go higher (Ayala, Rockwell etc), mas maayos ulit.

    Yung New San Jose unit namin in QC was 1M more expensive, 10sqm smaller and without parking compared to our DMCI

    13 years pala bawi lang, so if you include downtime mga 14 years, may repairs and maintenance pa. That's around 7% per month.

    Will she be able to get the same price she got it for when she sells it later?

    Bonds and equivalents yield 5% net. No headaches, and you get your principal back without any effort. Just saying, for comparison. after all, that's the title of the thread.

    There is this developer who is selling 2.6M for one parking slot and they cut the price in half so it is now 1.3M plus taxes. Yes, it is really over price for just a parking slot.

    Where is it located? Parking spaces in BGC are offered at that range actually.

    Iisa ang parking ko sa condo namin and up to now, iniisip ko na sana 2 na binili ko from the start.

    now, wala na akong "pre-selling/cash discount."
    next building na available ang magiging parking ko (yung ibang neighbors ko, magkatabi cars nila)
    and the building is "older" which means shelf life of my purchase is also shorter
